Planned Community Permit Amendment PC2013-01: The Planning Commission <br /> finds that: <br /> a. The permit amendment and improvements proposed by the Applicant are <br /> consistent with the Planned Community Permit Application No. PC2010-01 and <br /> subsequent revisions thereto, conform to the intent of, and will appropriately <br /> implement the Peninsula Park Precise Plan for the One Marina Residential <br /> Project; and <br /> b. The establishment, maintenance and operation of the project and improvements <br /> as revised will not, under the circumstances of this particular case, be detrimental <br /> to the health, safety peace, morals, or general welfare of persons residing or <br /> working in the neighborhood of the project, or be detrimental or injurious to <br /> property or improvements in the neighborhood of the project, or to the general <br /> welfare of the City, because the project has been found to be consistent with the <br /> community goals established in the City's General Plan and Zoning Ordinance. <br /> Section 4. Vesting Tentative Map TM2013-06: The Planning Commission finds that: <br /> a. The map, design, and improvements of the proposed subdivision are consistent <br /> with the City of Redwood City General Plan, the Peninsula Park Precise Plan, the <br /> City of Redwood City Municipal Code, the City of Redwood City Zoning <br /> Ordinance, and all applicable subdivision improvements requirements; <br /> b. The site of the proposed subdivision is physically suited for the type and density <br /> of the proposed development; <br /> c. The design and proposed improvements are not likely to cause substantial <br /> environmental damage, or substantially and avoidably injure fish, wildlife or <br /> their habitat, or cause serious public health problems; and <br /> d. The design and proposed improvements of the proposed subdivision will not <br /> conflict with essential public easements for access through, or use of, property <br /> within the proposed subdivision. <br /> Section 5. Condominium Permit (TM2013-06): The Planning Commission finds that: <br /> a. The Project as proposed complies with the requirements of Article XI of the <br /> Subdivision Ordinance. <br /> Section 6 ,Planned Development Permit PD2013-09: The Planning Commission finds that: <br /> a.
