, ,.�.,,. <br /> �:,�- <br /> "Section 33.17 Removal of Nonconforming Structures in <br /> R Districts. Except as provided in Section 33. 16, every <br /> nonconforming structure located in an R District, other than <br /> dwellings, churches and schools, which structure is designed <br /> or used for a use permitted in any C District or in an IR, <br /> IP or GI District, shall be removed or altered to be structurally <br /> conforming within the time specified in Section 33.18 . The <br /> Zoning Administrator shall cause notice to be given to the <br /> owners of any such structure at least five years prior to the <br /> time removal or alteration is required to be completed and <br /> removal or alteration shall not be required to be completed <br /> until such five year period has lapsed. The Zoning Administrator <br /> shall cause such notice to be recorded. <br /> "The provisions of this section shall not apply to <br /> structures which are nonconforming only with respect to the <br /> yard requirements and parking requirements of this ordinance. " <br /> SECTION 32. Section 35. 2 of the aforementioned ordinance is <br /> hereby amended to read as follows: <br /> "Section 35. 2 Lot Area. A minimum lot area of 20, 000 <br /> square feet shall be required for each new service station <br /> site. The Zoning Administrator may approve a lesser size site <br /> if the applicant can demonstrate excellence of design and <br /> layout compatible with such lesser lot size. " <br /> SECTION 33. Section 35. 3 of tfie aforementioned ordinance is <br /> hereby amended to read as follows: <br /> "Section 35. 3 Site Plan. A site development plan shall <br /> be submitted in connection with an application for a use permit <br /> for every new service station. Such plan shall be drawn to a <br /> minimum scale of 1" = 20' , and shall show the location of <br /> adjacent property and the zoning thereof, proposed landscaping <br /> -21- <br />
