y y....,... <br /> SECTION 64 . Section 46.7 of the aforementioned ordinance is <br /> hereby amended to read as follows: <br /> "Section 46.7 Modifications. (a) In approving any <br /> application, the Zoning Administrator or the Commission, as <br /> determined by the provisions of Section 46 . 5 or Section 46 . 6, <br /> notwithstanding any regulation otherwise applicable in the <br /> district, may permit any one, or any combination of the <br /> following requirements different from those which would <br /> otherwise apply in the district when it is determined that <br /> the proposed development will provide an environment of <br /> desirability and will be in harmony with the character of the <br /> surrounding neighborhood: <br /> " (1) Maximum heights for structures, <br /> " (2) Maximum lot coverages, <br /> " (3) Minimum building site sizes, <br /> " (4) Minimum front, side, and rear yard xequirements. <br /> " (b) For the purposes of this section, when the area <br /> subject to the planned development permit contains a minimum <br /> of five acres, all within a residentially zoned district or <br /> districts, all residential uses, including single�family dwellings, <br /> two-family dwellings, and multiple dwellings, shall be deemed <br /> to be a single use, and shall not be deemed 'uses in addition <br /> to those otherwise permitted in the district' as that term is <br /> used in subparagraph (c) below. Sucfi single use may be <br /> permitted in any district where residential uses are permitted, <br /> subject to the limitations of subparagraph (d) below. <br /> " (c) Notwithstanding any regulation otherwise applicable <br /> under the basic district zoning, uses in addition to those <br /> otherwise permitted in the district shall be permitted provided <br /> that all of the following conditions are complied with: <br /> -36- <br />
