" (f) Lumber yards, building material sales yards, and <br /> public utility service and corporation yards. <br /> Concrete or asphalt batch or mixing plants are not <br /> permitted in the CG District. <br /> " (g) Funeral homes and mortuaries. <br /> " (h) Warehouses and storage buildings. <br /> " (i) Bookstores. <br /> " (j ) Sales of used merchandise, including cars, boats <br /> and trailers. <br /> " (k) Any other uses not otherwise listed in this article <br /> which are determined by the Zoning Administrator <br /> to be of the same general character as the uses <br /> permitted by this article and are not inconsistent <br /> with the purpose of this article. '° <br /> SECTION 13. Section 16. 4 of the aforementioned ordinance is <br /> hereby amended to read as follows: <br /> "Section 16. 4 Conditional Uses. The following structures <br /> an� uses are permitted in the CP District subject to first <br /> securing a use permit therefor: <br /> " (a) Public utility buildings, upholstery shops, laundry <br /> and dry cleaning and dyeing establishments, bottling <br /> plants, bakeries, so long as any activities or <br /> operations connected therewith which are normally <br /> capable of creating noise, odor, glare or dust are <br /> located wholly within a completely enclosed building <br /> or room having no exterior window or entrance within <br /> 50 feet of any street or adjacent property unless <br /> such window or entrance is completely shielded by <br /> part of the building from such street or adjacent <br /> property. <br /> " (b) Animal hospitals and veterinary clinics (but not <br /> including kennels) . <br /> " (c) Automotive service stations, parking lots and garages. <br /> " (d) Bus, train and passenger terminal facilities. <br /> � " (e) Bars and cocktail lounges. <br /> " (f) Dwelling units, alone or in combination with offices <br /> or commercial uses, provided that: <br /> "l. Each unit shall have an adjoining private balcony <br /> or patio. Such balconies shall each have an area <br /> of not less than 60 square feet with no dimensions <br /> less than five feet; each patio shall have <br /> dimensions of not less than eight feet by 12 feet. <br /> -6- <br />
