<br /> Planning Commissioner Giannini brought up leasing the property versus <br /> selling it. He wanted to know the expected length of time a theater would be <br /> considered modem in light of technology. He pointed out that if the property <br /> was leased, and the theater use was abandoned, alternate uses for the property <br /> would have to be considered. <br /> Mayor/Chairperson Howard questioned the parking and the shared parking <br /> arrangement and the need for open space. She also asked about the height of the <br /> building (50 to 60 feet), the possibility of an IMAX theater and the area turning <br /> into a tourist attraction. <br /> Council MemberIDirector Bain suggested that since the proposed theater was <br /> close to Cal Train, the theater schedule could be synchronized to encourage <br /> people to use public transportation. <br /> Planning Commission Chairman Bursak suggested that if the developer was <br /> going to lease the land, there might be leverage for a parking garage, but the <br /> financial aspects would have to be reviewed. He also suggested tying the Fox <br /> Theater into the project to give it more use. He said it would be important to <br /> quantify the parking spaces available during low usage time. <br /> Director Nelson summarized the questions raised by Council <br /> MembersIDirectors, Planning Commissioners, and Architectural Advisory <br /> Committee Members as follows: <br /> 1. Demographics, what are they and what do they mean for the downtown <br /> area? <br /> 2. What will the rear of the theater look like? <br /> 3. What is the impact of the meaning oflow usage time? <br /> 4. Where would the housing be? <br /> 5. What process will be used to determine parking needs and environmental <br /> issues? <br /> 6. How many seats would the theater have? <br /> 7. What about the lots that are full during the peak theater times? <br /> 8. Will developers do mixed use? <br /> 9. What are other options for the property? <br /> 10. What would the access be for the 1,000 or more cars? <br /> 11. How did other cities, such as San Diego, deal with the parking issue? <br /> 12. Would the property be sold or leased? <br /> 13. What is the life of the technology of a theater? <br /> 14. What are the other uses considered since this project is counting on the <br /> shared parking arrangement? <br /> 15. What are open space requirements? <br /> 16.
