. . . ,-

Mayor Hartnett advised that the City has improved its ability to create new housing
through the adoption of the Franklin Area Plan, which creates higher density housing
'-- in the transportation corridor. "We have also attempted to create higher density
housing downtown by the City Centre project, according to the policy to encourage
more density in areas where it is more compatible and closer to the transportation
corridor and not part of a single family neighborhood. I think it is important that we
continue on that road."
CARRIED BY UNANIMOUS VOICE VOTE OF COUNCIL MEMBERS VOTING
(BUCHAN, CLAIRE, HOWARD, LA BERGE AND MAYOR HARTNETT.)
MINUTE ORDER NO. 97-014
City Attorney Schricker advised that this action required the approval of Findings,
and recommended that "the Council adopt as Findings, the Findings established by the
Zoning Administrator as set forth in Exhibit C of the staff report."
MIS: HOW ARDIBUCHAN TO APPROVE FINDINGS:
"December 2,1996
Russell Perrone
704 Vera Avenue
~ Redwood City, CA 94061
File No. Vl0218-6
Property Location: 704 Vera Avenue
Your application for a Variance to allow a triplex on a 50 foot wide lot where 75 feet is
required, was heard at the regular meeting of the Zoning Administrator, November 27,
1996.
The application was denied for the following reasons:
1. There are no special circumstances which pertain to this lot. The lot is part of a
subdivision which created long and narrow lots. There are several lots in the
vicinity which have in excess of the 10,000 square foot minimum lot size
requirement for a triplex, and which do not meet the 75 foot minimum lot width
requirement. Based on current zoning standards, the subject parcel is simply too
narrow to meet the requirements for a triplex.
-
REGULAR COUNCIL MEETING MINUTE BOOK NO. 55 JANUARY 27,1997
MINUTES Par¡e No. 113 PAGE 10
