8.A. - Page 3 <br /> walkways, public open space, amenity and trail areas along Smith Slough, and a <br /> commercial marina with 45-65 boat slips in the inner marina area (the inner marina will <br /> be reconfigured to provide a modernized marina built to current marina standards <br /> including compliance with ADA (Americans with Disabilities Act) requirements, as well <br /> as a hand rowed boat launch). The proposed plans also include the off-site installation <br /> of a new 460 linear foot long bicycle and pedestrian trail connection on the west side of <br /> Uccelli Boulevard that would link the on-site public trails to the Bair Island Bridge and <br /> areas to the south of the site. The project includes a total of 5.2 acres of parkland and <br /> open space, of which 2.0 acres is public access open space and the remainder is <br /> private open space. Public open space and parklands amenities include walkways and <br /> bike paths, gazebos, bocce ball court, tot lot, picnic areas, public plazas, outdoor art, <br /> five overlooks, bike racks, and a spur of the Bay Trail. <br /> The proposed buildings vary in height from 3 stories (45 foot maximum height) to 5 <br /> stories (75 foot maximum height). The proposed overall density of the residential areas <br /> is approximately 38.52 units per acre. The Project is anticipated to be constructed all at <br /> once, with the actual construction start ultimately dictated by market conditions and <br /> permit approvals.
