8.A. - Page 4 <br /> Office None <br /> Neighborhood Serving Retail None <br /> Hotel None <br /> Marina Slips 45-651 <br /> Maximum Height2 75 <br /> No. of buildings at max. height 1 <br /> Parkland and Open Space3 Approx. 5.2 Acres <br /> Du/acre:dwelling units per acre <br /> 1 —The inner marina would be reconfigured within its existing footprint (3.18 acres) to accommodate up to <br /> 65 boat slips and a hand boat launch (for non-motorized craft). <br /> 2—The"Wrap" Building (Building#1)has a maximum height of 75'and houses 311 units. <br /> 3—This constitutes public access/open space areas totaling 2.0 acres and private open space areas totaling <br /> 3.2 acres within the Project. <br /> The primary differences between the 2012 project and the current Project are a) the <br /> elimination of the outer marina, b) the reconfiguration of the inner marina, inclusive of <br /> the change from a private marina (available only to project residents) to a publically <br /> accessible commercial marina, c) the incorporation of a hand boat launch, d) the <br /> accommodation of additional parking spaces for the commercial marina, and e) <br /> revisions to the public access trail including additional landscaping and amenities. <br /> It should also be noted that approximately 50 feet of the western edge of the project <br /> area is owned by the U.S. Fish & Wildlife, with a recorded access easement which the <br /> City has on file as part of the PD application. The City has been in contact with the U.S. <br /> Fish & Wildlife Service, as property owners, and has received both email <br /> correspondence as well as formal written confirmation that the agency has no <br /> opposition to the project, including the improvements for public access that fall within <br /> the recorded easement. The letter, dated March 17, 2014, also confirms Anne Morkill, <br /> Refuge Manager, as having authority to make such determinations. (See Attachment <br /> 12). <br /> History of Project and Environmental Review <br /> 2004 Marina Shores Village: In 2004, the City approved the "Marina Shores Village" <br /> project (MSV), which included development of two sites: Pete's Harbor and the <br /> Peninsula Marina. In total the project included 1,930 housing units, a 200-room hotel, <br /> 25,000 square feet of retail, and 150,000 square feet of office space on two waterfront <br /> sites with marina amenities. Building forms included low-rise, mid-rise, and most <br /> significantly, 17 240-foot high towers. As part of the MSV project review, an <br /> Environmental Impact Report was certified (which can be referenced on the City's <br /> website at www.redwoodcity.org) and a Precise Plan was prepared to govern the land <br /> use and design regulations for the entire project area. <br />
