ATrACF 8.A. - Page 35 <br /> 74. As applicable, the Applicant shall be responsible for the payment of all <br /> development fees associated with the project approvals, which may include <br /> a Traffic Impact Fee, water and sewer capital facilities fees and installation <br /> fees, etc. <br /> 75. Public parking shall be provided for public access amenities and parklands <br /> within the proposed project consistent with the requirement set forth by <br /> BCDC. The provision of these parking spaces, including, but not limited to <br /> the location and accessibility shall be subject to the review and approval of <br /> the City. <br /> 76. The public shall be provided access to the waterfront, public amenities and <br /> open space as depicted in the Pete's Harbor Residential Community Plans. <br /> 77. As depicted on the Pete's Harbor Residential Community plans, pedestrian <br /> and bicycle access to the waterfront shall be maintained by the Pete's <br /> Harbor management or property ownership entity, HOA or similar oversight <br /> body. <br /> 78. The placement of above ground utilities must be coordinated through the <br /> CDD Department. Where feasible the utilities shall be screened from the <br /> public vantage point. Where it proves infeasible to screen utilities, the finish <br /> treatment on the utilities shall be coordinated to reduce the overall visual <br /> impact from the public vantage point. <br /> 79. The Applicant shall work with CDD, the Police Department and the Fire <br /> Department to ensure that adequate accessibility is provided for emergency <br /> response vehicles throughout the project site as deemed necessary by City <br /> staff. <br /> 80. No permit shall be issued for this project until the Final Map has been <br /> recorded against the project site. <br /> 81. In accordance with the Zoning Ordinance Article 46.11 (Planned <br /> Development Permits, Expiration) a PD permit will expire after one (1) year <br /> if the Applicant has not applied for and been issued a building permit for the <br /> particular project and has initiated actual construction as evidenced by at <br /> least one on-site inspection of completed work by a building inspector. One <br /> one-year extension may be granted by the Zoning Administrator or the <br /> Planning Commission. <br /> 82. In accordance with Municipal Code Section 30.45 (Expiration and Extension <br /> of Tentative Map Approvals), an approved or conditionally approved <br /> Tentative map shall expire eighteen (18) months from the date the maps <br /> were approved or conditionally approved by the City Council. <br /> ATTY/RESO.2967/CC PETE'S HARBOR—DENYING APPEAL AND APPROVING PROJECT <br /> REV:03-18-14 VR <br /> Page 15 of 19 <br />
