8.A. - Page 76 <br /> ATTACHMENT 3 <br /> RESOLUTION NO. 14-02 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE <br /> CITY OF REDWOOD CITY APPROVING A PLANNED <br /> DEVELOPMENT PERMIT, VESTING TENTATIVE MAP, AND <br /> CONDOMINIUM PERMIT FOR THE PETE'S HARBOR <br /> PROJECT UPON CONSIDERING ADDENDUM NO. 2 WITH THE <br /> 2003 MARINA SHORES VILLAGE EIR <br /> WHEREAS, Applicant, RWC Harbor Communities, LLC, seeks to develop <br /> and re-subdivide Lots APN 052-540-040 and APN 052-540-050 located at 1 <br /> Uccelli Boulevard (the Project) consisting of 411 residential units, commonly <br /> known as Pete's Harbor; and <br /> WHEREAS, the Planning Commission of the City of Redwood City <br /> (Commission) is empowered to act upon applications for Planned Development <br /> Permits in accordance with Article 46 (Planned Development Permits) of the <br /> City of Redwood City Zoning Ordinance when the Commission is also the <br /> determining body for an environmental review document associated with the <br /> same Project; and <br /> WHEREAS, on February 4, 2014, the Commission conducted a public <br /> hearing, in accordance with all applicable requirements of the State Planning <br /> and Zoning Law and the Redwood City Zoning Ordinance, to consider <br /> approval of a Planned Development Permit Application No. PD2012-01, and <br /> received and considered oral and documentary evidence on the application; <br /> and <br /> WHEREAS, on February 4, 2014, the Commission considered Addendum <br /> No. 2 with the certified 2003 Marina's Shores Village Environmental Impact <br /> Report (2003 EIR) in accordance with the requirements of the California <br /> Environmental Quality Act (CEQA); and <br /> WHEREAS, on February 4, 2014, the Commission conducted a duly <br /> noticed public hearing, in accordance with all applicable requirements of the <br /> State Planning and Zoning law and approved Vesting Tentative Map TM2012-02, <br /> which resubdivides the Project site into 3 lots and 411 condominium units; and <br /> WHEREAS, the Commission has determined that the proposed Planned <br /> Development Permit, including the requested parking exception and <br /> modifications, Vesting Tentative Map, and Condominium Permit would further <br /> the purposes of and appropriately implement the City of Redwood City General <br /> Plan, and applicable provisions of the Redwood City Municipal Code and <br /> Zoning Ordinance. <br /> ATTY/RES0.2954/PC PFTES HARBOR--APPROVING THE PLANNED DEV PERMIT&VESTING TENTATIVE MAP W/CONDITIONS OF APPROVAL <br /> REV:01/31/2014 VR <br /> Page 1 of 16 <br />
