According to the project architect, inspiration for the Wrap Homes is drawn B.A. - Page 101 <br /> character of the community of Seaside, which was highlighted in the1980's new <br /> urbanism community. It is still a vibrant resort-like community which holds building <br /> design to a high level in creating a comfortable atmosphere, connectivity to the shore, <br /> interactive social spaces, bold use of pastel wall colors, while unifying the community <br /> with similar roof and trim colors. Small town / village atmosphere where residents can <br /> stroll anywhere, walking and lingering in people places with a sense of community. <br /> Roof massing, wall scale, base, tower features, awnings, roof brackets, reduced scale <br /> and building mass. The Wrap Homes maintain a simple, elegant and resort-like <br /> character, but not too busy or cluttered. <br /> The third building typology is the "10-Plex Homes". This unit type is 3-stories in height <br /> with a varied roofline resembling a larger single family home. Roofs are stepped back <br /> on several corners of the architecture, reducing massing and preserving view corridors <br /> and vistas. The upper level units sit directly over private garages, some with direct <br /> access, offering the residents a higher level of convenience and safety. <br /> Inspiration for the 10-Plex Homes architecture is from Cape Cod imagery and northeast <br /> coastal communities revived in 1920's, where village-like use of natural materials, <br /> relaxed atmosphere, New England simple box houses, less pretentious with an <br /> atmosphere immersed by the natural surroundings. Incorporating chimney elements; <br /> steeper roofs, roof dormers, horizontal or shingled siding, color range are more subdued <br /> to a golden sunset of a new shingled roof to weathered grey, with white accents; <br /> sophisticated with outdoor living decks and porches. Similarly, this neighborhood adds <br /> to the diversity by alternating color palettes between the 10-Plex Homes structures. <br /> Although the final details of the buildings architecture have yet to be completed, the <br /> elevations and character images offer sufficient information to illustrate the variation that <br /> will be achieved through the project's building massing, use of high quality materials, <br /> varied roof planes, window fenestration, and variety of detailing. The use of stoop <br /> entries, covered entries, balconies, and window shutters creates an additional layer of <br /> shadow and texture consistent with the General Plan's waterfront neighborhoods goals <br /> (see Discussion/Issues below). Furthermore, the design can be replicated in building <br /> form, such that with the variation in roof forms, heights, materials, and design details <br /> and/or color palettes the buildings could maintain a high degree of compatibility without <br /> being overly repetitive. <br /> On September 19, 2012, the Architecture Advisory Committee (AAC) met and <br /> recommended approval of the proposed project's site plan and basic massing with the <br /> following comments: <br /> • Provide additional details for the Wrap Building's main entrance and southern <br /> elevation. <br /> • Create additional architectural variety using different color, materials, forms and <br /> roof treatments for both the Wrap Building and ten-plex buildings. <br /> • Increase the texture of the top two floors of the Wrap Building ten-plex buildings <br /> (adjust the massing as building height increases). <br />
