For the current Pete's Harbor proposal, the maximum building height would <br /> be 75 feet, which would be the top deck of the parking garage (see Building 1 on Figure 2.5). <br /> The 5-story apartment building wrapping the parking garage would be a maximum 70 feet in <br /> height. In the immediate vicinity, the garage rooftop would not be visible due to its stepback <br /> from the wraparound apartments. The 3-story 10-plex buildings (see Buildings 2 through 11 on <br /> Figure 2.5, plus Figure 2.17) would be a maximum 45 feet in height. <br /> (b) Differences. The 2003 EIR project (the Peninsula Marina and Pete's Harbor properties <br /> collectively) included 13 residential towers ranging from 240 feet (five buildings) to 260 feet <br /> (eight buildings) in height, 12 mid-rise residential and two office buildings of 74 to 84 feet in <br /> height, and 99 townhouses and several retail buildings 24 feet in height. The Pete's Harbor <br /> portion of the 2003 EIR project included five residential towers up to 240 feet in height and <br /> numerous low-rise residential flats and townhouses. <br /> In sum, compared to the 2003 EIR project, the current Pete's Harbor project would reduce the <br /> maximum height of the tallest buildings from 240 feet to 75 feet, and reduce the number of the <br /> tallest buildings from five to one. <br /> 2.4.5 Construction Period Differences <br /> (a) Current Project. According to the applicant, the current Pete's Harbor project would require <br /> approximately 30 months of construction. Initial occupancy would occur in the wraparound <br /> building. <br /> (b) Differences. The 2003 EIR project was anticipated to require approximately ten years of <br /> construction, depending on market conditions. <br /> 2.5 REQUIRED JURISDICTIONAL APPROVALS <br /> 2.5.1 City Approvals <br /> The following interrelated City approvals are expected to be necessary to implement the <br /> currently proposed Pete's Harbor project: <br /> (1) Planned Development (PD) Permit approval, including a request for two parking <br /> modifications, <br /> (2) Tentative Map approval, <br /> (3) lot line adjustment, <br /> (4) design review, and approval of an Architectural Permit, <br /> (5) improvement plan approval, <br /> (6) grading permit approval, <br /> T.110695 Pete's Harbor EIR Addendumlrevised addendum no 212(10695-01).doc <br />
