8.A. - Page 238 Pete's Harbor <br /> airy or rceawooa i,i y Revised EIR Addendum <br /> January 22, 2014 Page 2-37 <br /> for residents, guests, and visitors (850 spaces, or 2.07 spaces per residential unit, not including <br /> the 33 boat lessee spaces) would be located in enclosed structures (approximately 760 spaces) <br /> and on surface lots (about 90 spaces). Each 10-plex building would include 11 attached <br /> garages. All 33 boat lessee parking spaces would be in the parking garage. <br /> 2.4.3 Marina Changes <br /> (a) Current Project. According to the Planned Development Permit Submittal, the Pete's <br /> Harbor project site currently contains 3.18 acres of estuarine open and intertidal water area <br /> (inner marina--see upcoming Figure 3.5-1), with approximately 61 slips. The current project <br /> would reconfigure the vacant inner marina within its existing footprint (3.18 acres) to <br /> accommodate 45 to 65 publicly accessible slips and a publicly accessible hand boat launch. (A <br /> hand boat launch is only for non-motorized craft such as kayaks and canoes.) The boat launch <br /> would be installed on a floating dock in the inner marina; the exact location within the inner <br /> marina has not been determined, but current project plans show the launch in the northeast <br /> portion of the inner marina, near Redwood Creek. Seven (7) parking spaces would be provided <br /> for users of the boat launch and other Bay Trail-related public amenities, per BCDC <br /> requirements. The parking spaces would be located near the hand boat launch staging and <br /> wash-down area on the northwest edge of the inner marina. The inner marina would be fully <br /> ADA (Americans with Disabilities Act) accessible. The current project would not require any <br /> dredging or fill in the inner marina. <br /> The current project would include a harbormaster's office located in the project's clubhouse. <br /> The harbormaster's responsibilities would include management of marina leasing, marina <br /> parking management (e.g., assignment of parking for non-project-resident lessees), tenant <br /> relations, and management of marina maintenance and operations. <br /> Please see Figures 2.5 (Current Pete's Harbor Project--Proposed Site Plan), 2.13 (Current <br /> Pete's Harbor Project--Public Access Plan), and 2.14 (Current Pete's Harbor Project--Water <br /> Trail and Public Kayak Launch Plan). <br /> (b) Differences. The Pete's Harbor portion of the 2003 EIR project would have resulted in a <br /> reduced and reconfigured inner marina totaling 1.66 acres, for a reduction of about 1.52 acres. <br /> The reconfigured marina could have accommodated about 30 to 40 slips. The current project <br /> would reconfigure the vacant inner marina within its existing footprint (3.18 acres) to <br /> accommodate 45 to 65 publicly accessible slips and a publicly accessible hand boat launch. In <br /> the 2003 project, the inner marina boat slips would have been available for lease only to project <br /> residents. In the current project, all marina slips would be available for lease to the general <br /> public, including but not limited to project residents. In addition, all boat slip lessees (including <br /> non-project resident lessees) would have complete access and use of the project clubhouse, <br /> clubhouse amenities, and pool and spa facilities. For both the 2003 and current versions of the <br /> project, there would be no live-aboard tenants, no sewage disposal operations, no boat re- <br /> fueling, and no commercial services at the inner marina.
