03/24/2014 <br /> United States Fish and Wildlife Service, resulting in a decrease of the <br /> total number of units to no more than 402 residential units. The number <br /> of proposed parking spaces and the amount and location of open space <br /> areas of the Project shall remain consistent and shall not be reduced. <br /> 2. Modifications to said approved PD Plans and Vesting Tentative Map, <br /> and related information must be submitted to CDD for review and <br /> approval prior to the issuance of a building permit. Any additional <br /> substantial modifications, at the discretion of the Community <br /> Development Director, may require submittal of a new Planned <br /> Development Permit application. <br /> 3_ The updated (2014) Mitigation Monitoring and Reporting Program <br /> (MMRP) approved in association with Addendum No. 2 to the 2003 <br /> Environmental Impact Report for the Marina Shores Village Project (State <br /> Clearinghouse #2002022076) shall be incorporated by reference. <br /> 4. The Planned Development Permit and the Vesting Tentative Maps shall <br /> comply with the standards and guidelines in the Zoning Code, the General <br /> Plan of the City of Redwood City, and the subdivision improvement <br /> requirements as set forth in Chapter 30 of the City's Municipal Code and <br /> the Subdivision Map Act. <br /> 5. The Applicant shall track and implement the Mitigation Monitoring and <br /> Reporting Program on file with the CDD. A progress report shall be <br /> submitted to the Planning Division at the time of building permit issuance. <br /> 6. The Applicant shall comply with any and all Federal regulatory or state <br /> agency requirements and obtain any and all necessary Federal regulatory <br /> or state agency approvals required for development of the Project other <br /> than the inner marina prior to commencement of construction. In addition, <br /> prior to the issuance of a Certificate of Occupancy for any residential unit, <br /> the Applicant shall obtain any and all Federal regulatory or state agency <br /> permits or approvals for the reconfiguration of the inner marina ("Other <br /> Marina Approvals"). The current configuration of the inner marina may not <br /> be removed or modified until and unless the Applicant has obtained all <br /> Other Marina Approvals for the new configuration of the inner marina. <br /> 7. Prior to the issuance of a Building Permit, the Applicant shall secure an <br /> Architectural Permit per Article 45 of the Redwood City Zoning Ordinance. <br /> 8. The Applicant shall submit a detailed landscape plan in accordance with <br /> the Pete's Harbor Residential Community Plan, the City's landscaping and <br /> water conservation requirements and guidelines. <br /> 9.
