CONSENT CALENDAR - CONTINUED <br /> H. Removedfrom the Consent Calendar by Councilman Ruskinfor consideration at this time. <br /> Re-subdivision of Sequoia Station site into three parcels, providing Safeway with the <br /> flexibility to sell the two parcels that are not necessary for the operation of its store. Thus, <br /> Safeway, which is not accustomed to managing shopping centers, will be able to <br /> concentrate on its store operations only. Also, the proposed resolution would include a <br /> dedication of right-of-way for a right turn lane ITom Franklin to El Camino on Jefferson, <br /> and dedication of a narrow strip of land adjacent to El Camino Real for public street <br /> purposes. <br /> Councilman Ruskin asked what safeguards were in place to ensure proper management <br /> of the Sequoia Station Shopping Center ifthe two parcels were sold. <br /> Planning and Redevelopment Manager Church, Engineering Manager Patterson and <br /> City Manager Everett advised that it is in Safeway's best economic interest to have a <br /> successfully run shopping center. City Manager Everett said, "the economic interest of a <br /> million dollar project is more than enough assurance, more than any words we could put in <br /> - most contracts." <br /> Manager Patterson said, "There are agreements and easements within that property and it <br /> would be managed the same way that the Mervyn's Shopping Center is managed, which is <br /> also a subdivision. It is not uncommon at all for shopping centers to be subdivided and I <br /> can't think of one that has multiple management responsibilities. The entire parking lot is <br /> set up with cross easements for everyone else. It has to be managed by a single entity to <br /> take care of all the landscaping, utilities... It is strictly a financing tool... it is more like a <br /> condominium project, and all have single ownerships. Part of the reason for the timing is <br /> to get started and get the right turn lane built ITom Franklin Street to El Camino Real on <br /> Jefferson. We finally have the permits ITom CaITrans... and we would like to get that <br /> built before we start the Jefferson Underpass project, which is going to begin in July." <br /> MIS: CLAIRE/BUCHAN.
