�, ,.,.� ... .�..��.. . ... _... _._ _ <br /> " (iii) Wherever a portion of a\�lot is less than <br /> 60 feet wide, each interior side yard " <br /> width for a one-story k,uilding may be <br /> reduced to ten per cent of the width of <br /> that portion of the lot, but not to less <br /> than four feet; and the width of each <br /> side yard adjacent to a street for a <br /> one-story buildinq may be reduced to <br /> 25 per cent of the width of that portion <br /> of the lot. <br /> " (3) Rear yards: Rear yards shall have a basic minimum <br /> yard depth of six feet, provided that the hori- <br /> zontal distance to the rear lot line of any point <br /> on any building face shall not be less than one- <br /> half its height above the rear lot line. <br /> " (4) Wherever a lot has more than one building, or <br /> a building with more than one main vertical <br /> element, each such main building or main vertical <br /> element is deemed to have its own front, side, <br /> and rear yards. <br /> " (5) Enclosed portions of buildings, including enclosed <br /> porches, stairways, landing places, or balconies, <br /> �overing in aggregate not more than one-third of <br /> ea�h side of the maximum buildable area of the <br /> lot may extend into any required yard up to the <br /> basic minimum yard depth or width, provided that <br /> the horizontal distance to the respective lot <br /> line which it faces of any point on any building � <br /> face shall not be less than one-fourth its <br /> height above su ch lot line. <br /> " (6) Architectural features, such as cornices, eaves, <br /> canopies, f ireplaces and unenclosed portions of <br /> buildings, including unenclosed porches, stairways, <br /> � landing places or balconies, may extend into an <br /> -�`-z!_�� interior side yard or rear yard, provided that <br /> _ '�'�----� �� the horizontal distance to the respective lot <br /> � _ line which it faces of any point on such archi- <br /> tectural features or unenclased portions of a <br /> building may only extend into a required front <br /> yard or side yard adjacent to a street to a � <br /> maximum of three feet. <br /> " (b) As used in this section, the following definitions <br /> shall apply: <br /> " (1) Horizontal distance to the lot line: The distance <br /> from any point on a building face or architectural . <br /> feature measured along a horizontal line to the point <br /> of its intersection with a vertical line extended <br /> from a point on the lot line wh ich .such building <br /> face or architectural feature faces so as to inter- <br /> sect at right angles with such horizontal line. <br /> " (2) Height above the lot line: The distance between the <br /> point of intersection and the point on the lot line <br /> " measured along the vertical line as described in <br /> (1) above. <br /> � -10- <br />
