"Section 32 .4 Lot Area and Width Modification. <br /> W'henever an area is subdivided and the map approved therefor <br /> estab lishes any lot with an area, width or street frontage <br /> less than that required by this ordinance for the district <br /> in which such lot is located, and where the subdivision was <br /> approved subsequent to the original effective date of this ordinance <br /> after review by the Council in connection with the granting <br /> of an exception to the subdivision regu lations in accordance <br /> with Section 30.6 of the Redwood City Code, such lot shall <br /> be deemed to comply with the minimum area, width and street <br /> frontage requirements of this ordinance. <br /> "Section 32 .5 Front Yard Modif ications. Whenever <br /> building setback lines shown on a f inal recorded subdivision <br /> map approved subsequ ent to the original effective date of this <br /> ordinance provide for a different front yard than that <br /> requ ired in this ordinance, the required front yard shall � <br /> be as shown by th e setback lines on said map notwithstanding <br /> any provision in this ordinance to the contrary. ' <br /> "Section 32 .6 Double Frontage Lots. In the event - <br /> any lot has frontage on two parallel or substantially <br /> parallel streets, both frontages shall be deemed to be lot <br /> fronts and the required front yards shall be maintained on <br /> each frontage. No additional rear yard shall be requ ired. <br /> "Section 32 .7 Side Yard Modifications. The following <br /> exceptions and modifications shall apply to any side yard <br /> requirements otherwise established by this ordinance: <br /> " (a) Side yards may vary in width where the side wall <br /> of a building is not parallel with the side lot <br /> line or is broken or othenvise irregular. In <br /> such case the average width of the side yard <br /> where adjacent to the building shall be not less <br /> than the otherwise required minimum side yard <br /> width; provided, that such side yard sha 11 not <br /> be narrower at any point than four-fifths the <br /> ' otherwise required minimum side yard width or <br /> narrawer than four feet in any event. <br /> . -11- <br />
