7.1.F. - Page 2 <br /> Planning Commission actions as revised on November 8, 2013 based on the negotiated <br /> agreement between the Applicant and Appellant. <br /> ANALYSIS <br /> The Owners' engineer, Sandis Engineers, has completed the final map, improvement <br /> plans, and specifications in accordance with the Subdivision Map Act, Redwood City <br /> Ordinances, City Standards, and to the satisfaction of the City Engineer. The final map <br /> will merge seven existing parcels into one parcel. Improvements include new sewer line, <br /> sewer, storm and water services, sidewalk modification pursuant to Downtown Precise <br /> Plan standards, trees, pedestrian lighting and stormwater treatment measures. <br /> The developer, Downtown RWC RES LLC, will post bonds in the amount of $714,000 <br /> as required by the Improvement Agreement. The developer anticipates completion of all <br /> improvements in 2016. <br /> Covenants, Conditions, and Restrictions (CC&R's) were reviewed by staff and the City <br /> Attorney's office. <br /> ALTERNATIVES <br /> Council may choose not to approve the Final Map and project. <br /> FISCAL IMPACT <br /> There is no fiscal impact to the City as a result of this action. <br /> ENVIRONMENTAL REVIEW <br /> Pursuant to Section 15298 of the CEQA Guidelines (Ministerial Projects), approval of <br /> final maps are exempt from the requirements of CEQA. <br /> zizfi <br /> M.
