7.1.F. - Page 85 <br /> peripheral equipment, sprinkler system repair, and required inspections and certifications)[e] costs <br /> and expenses for Project drainage and storm water detention or treatment and [f] any costs and <br /> expenses incurred by the Association for maintenance, repair and replacement of sidewalks and <br /> street trees located in the public rights of way adjacent to the Project, if and to the extent such <br /> maintenance, repair and replacement of sidewalks and street trees is required by any City Project <br /> approvals or other agreements with the City. <br /> (2) The costs to the Project for the obligations under the Landscape <br /> Maintenance Agreement made between Declarant and the City shall be included as Common <br /> Expenses of the Association and shall be included as a part of the General Use Common <br /> Expenses. <br /> (3) The costs to the Project for the obligations under the Stormwater <br /> Treatment Measures Maintenance Agreement between the Declarant and the City shall be included <br /> as Common Expenses of the Association and shall be included as a part of the General Use <br /> Common Expenses. <br /> (4) Reference is made to the Association Budget for further detail <br /> regarding the particulars expenses in each category. <br /> (5) General Use Common Expenses shall first be allocated and assessed <br /> to the Commercial Units based upon the relative square footage of each of the Commercial Units <br /> as compared to the total of the net rentable square footage of all of the Units, including all of the <br /> Residential Units and Commercial Units, in the Project as such Units are shown and described on <br /> the Condominium Plan. [By way of example: if the total net rentable square footage of all of the <br /> Units in the Project, including all of the Residential Units and Commercial Units is 406,250 square <br /> feet and the total aggregate square footage of Commercial Unit A is 10,000 square feet, the <br /> percentage of General Use Common Expenses to be allocated and assessed to Commercial Unit A <br /> would be 10,000/406,250 or 2.46%] <br /> (6)After such allocation to the Commercial Units the remainder of the <br /> General Use Common Expenses shall be divided equally among and assessed to all of the <br /> Residential Units, except for the following General Use Common Expenses that will be prorated <br /> among such Residential Units as follows: Those General Use Common Expenses for items that are <br /> reasonably expected to provide certain Residential Unit Owners with benefits at least ten percent <br /> (10%) greater than other Residential Unit Owners with different sizes of Units shall be prorated <br /> according to each Unit's General Assessment Share as set forth in Exhibit °A". Those General Use <br /> Common Expenses that shall be prorated as described above shall be expenses for (i) <br /> administrative (insurance, miscellaneous administrative), (ii) security and life safety (fire alarm <br /> system-monitoring, fire alarm system-service and inspection, fire sprinkler system-service and <br /> Inspection, miscellaneous security and life safety), (iii) building exteriors (awning-metal, brick <br /> repair, caulking, exterior doors, metal cornice repair, polymer panel repair, metal railing repair, <br /> stone repair, stucco paint, stucco repair), (iv) roofing system (built up roofing, roof deck <br /> waterproofing, roof drainage, skylights), and (v) safety-fire and life safety system (electrical wiring, <br /> central equipment, peripheral equipment, sprinkler system repair, 3 year certification). <br /> (7) All General Use Common Expenses not prorated among Residential <br /> Units as described above shall be assessed to each Residential Unit Owner equally, <br /> notwithstanding a Unit's General Assessment Share. Reference is made to the Association's <br /> Budget for further detail regarding the prorated General Use Common Expenses. <br /> C. "Residential Common Expenses" are those expenses relating only to the <br /> Residential Units and those portions of the Common Area used exclusively by the Residential Unit <br /> Owners as the "Residential Use Common Area". Residential Common Expenses shall include all <br /> Common Expenses of the Project other than those expressly established under this Declaration as <br /> General Use Common Expenses or Garage Expenses. <br /> (1) Residential Common Expenses shall be allocated and assessed to <br /> each Residential Unit Owner as set forth below and as more specifically itemized In the <br /> Association Budget.
