7.1.F. - Page 107 <br /> determined by the Board) of other ordinary household pets and fish that are kept in cages or <br /> aquariums, provided that no such dogs, cats or other animal or fish may kept, bred, board, or <br /> maintained for any commercial purposes. All pets shall be kept under reasonable control at all <br /> times. No pets shall be allowed in the Common Area except as may be permitted by Rules of the <br /> Board. No Owner or Occupant shall allow his dog to enter the Common Area except on a leash. <br /> After making a reasonable attempt to notify the Owner or Occupant, the Association or any Owner <br /> may cause any pet found within the Common Area in violation of the Rules of the Board or this <br /> Declaration to be removed by the Association (or any Owner) to a pound or animal shelter under <br /> the jurisdiction of the City or County by calling the appropriate authorities, whereupon the Owner or <br /> Occupant may, upon payment of all expenses connected therewith, repossess the pet. Owners or <br /> Occupants shall prevent their pets from soiling all portions of the Common Area and shall promptly <br /> clean up any waste left by their pets. Owners or Occupants shall be fully responsible for any <br /> damage caused by their pets. <br /> Owners or Occupants shall use reasonable efforts to prevent any animal within his Unit <br /> from making disturbing noises that can be heard from any other Unit. An Owner or Occupant in <br /> violation of this Section may be deemed to be permitting, or causing a serious annoyance or <br /> nuisance to any other Owner. The Board, after notice and a hearing, may require the permanent <br /> removal of any animal that the Board determines to be a danger to the health and safety of any <br /> Occupant in the Project, or otherwise to be a nuisance within the Project. The Board may find <br /> that an animal is a nuisance if the animal or its' owner continue to violate the Rules regulating <br /> pets after receipt by the Owner or Occupant of a written demand from the Board to comply with <br /> the Rules. <br /> In no event shall any Owner or Occupant authorize, bring or keep within the Project any <br /> other breed known as a "fighting breed": including any Pit Bull, Rottweiler, Doberman Pinscher, <br /> Mastiff, Presa Canario, or any other breed known as a "fighting breed" or any dog being a mix <br /> thereof. In no event shall any Owner or Occupant authorize, bring or keep within the Project any <br /> snakes, pigs, large lizards, spiders, rats or other vermin. <br /> 7.7. Garbage and Refuse Disposal: All rubbish, trash recycling materials and garbage <br /> shall be regularly removed from the Units, and shall not be allowed to accumulate therein. Trash, <br /> garbage, recycling materials and other waste shall only be kept in clean and sanitary containers <br /> within the Unit. No toxic or Hazardous Materials shall be disposed of within the Project by dumping <br /> in the garbage containers or down the drains, or otherwise. Each Owner shall be responsible for <br /> removal of rubbish, trash recycling materials and garbage from his Unit to the central pick up <br /> points. All recycling and solid waste shall be confined to approved receptacles and enclosures in <br /> accordance with the Association's Rules. Trash rooms and trash chutes shall be used in <br /> accordance with the Rules. <br /> A. Commercial Unit Garbage and Trash Disposal: The Common Area trash and <br /> refuse facilities shall not be used for extraordinary trash, waste or refuse from Commercial Units. <br /> The Owner or other Occupant of a Commercial Unit shall undertake to have such extraordinary <br /> trash, waste or refuse removed from the Commercial Unit in a manner that will not disturb other <br /> Occupants of the Building. The Commercial Unit Units Owners and Occupants shall use the trash <br /> room[s] or trash disposal facilities situated in the Garage that are established by the Association <br /> for use of the Commercial Units Owners and Occupants. <br /> 7.8. Radio, Television, and Internet Antennas: <br /> A. Central Television Facilities: As long as the Project is equipped with <br /> centralized television reception facilities (cable or other antenna for reception of television services) <br /> for the use and benefit of the Owners and other occupants of the Units (the "Central Television <br /> Facilities") no outside television antenna, microwave or satellite dish, aerial, or other such device <br /> (collectively "Antennas") shall be erected, constructed or placed on within the Project or exterior of <br /> any Residential Unit, including any Balcony or Patio or other "Exclusive Use Common Area" of a <br /> Residential Unit, except and unless if an Owner or other occupant of a Residential Unit is not able <br /> to obtain reception of reasonably adequate television or radio transmissions through the Central <br /> Television Facilities, such an Owner may, after demonstrating to the Association such inadequacy, <br /> install no more than one (1) an antenna with a diameter or diagonal measurement that does not <br /> exceed one (1) meter within an Exclusive Use Common Area Balcony or Patio, if any, that is <br /> appurtenant to a Residential Unit only if it conforms to the Rules and any Architectural Committee <br /> 44 <br /> [DRAFT][05.03.14] C:\Program Files\Neevia.Com\Document Converter\temp\4056.doc <br />
