7.1.F. - Page 109 <br /> F. Review after Installation: The Board may review the location and <br /> installation of an Authorized Antenna after it is installed. After its review, the Board may require <br /> that the Authorized Antenna be moved to a preferred location (if one has been designated) for <br /> safety reasons or to comply with reasonable restrictions subject to this Section and applicable law. <br /> G. Restatement of Applicable Law: This Section is intended to be a <br /> restatement of the authority granted to the Board under the law. All amendments, modifications, <br /> restatements and interpretations of the law applicable to the installation, use or maintenance of an <br /> antenna or other over-the-air receiving device shall be interpreted to amend, modify, restate or <br /> interpret this Section. <br /> 7.9. Right to Lease: <br /> A. Any Owner who wishes to lease his Unit, including a Commercial Unit, <br /> must meet each of the following requirements, and the lease will be subject to these requirements <br /> whether they are included within the lease or not: <br /> (1) All leases must be in writing; <br /> (2) The lease for a Residential Unit must be for the entire Unit and not <br /> merely parts of the Unit, unless the Owner remains in occupancy; <br /> (3)All leases shall be subject in all respects to provisions of the <br /> Governing Documents and all leases shall clearly obligate all Occupants to obey and comply with <br /> the Governing Documents; <br /> (4)All Owners who lease their Units shall promptly notify the Secretary of <br /> the Association in writing of the names of all Occupants and members of Occupants' family <br /> occupying such Units, and their respective vehicle and pet information, and shall provide the <br /> Secretary of the Association with a complete copy of the lease. All Owners leasing their Units <br /> shall promptly notify the Secretary of the Association of the address and telephone number where <br /> such Owner can be reached; and, <br /> (5) No Owner of a Residential Unit shall lease his Unit for a period of <br /> less than thirty (30) days. <br /> B. Any failure of an Occupant to comply with the Governing Documents shall <br /> be a default under the lease, regardless of whether the lease so provides. In the event of any <br /> such default, the Owner immediately shall take all actions to cure the default including, if <br /> necessary, eviction of the Occupant; <br /> C. Each Owner shall provide a copy of the Governing Documents to each <br /> Occupant of his or her Unit. By becoming an Occupant, each Occupant agrees to be bound by <br /> the Governing Documents, and recognizes and accepts the right and power of the Association to <br /> evict an Occupant for any violation by any Occupant of the Governing Documents. <br /> D. All leases of Commercial Units shall be subject to the provisions of this <br /> Declaration. No additional or further limitations, restrictions, obligations or requirements shall be <br /> imposed by the Association, the Board or the Residential Owners regarding the rental or leasing of <br /> the Commercial Unit or any portion thereof under this Declaration or the Rules of the Association <br /> or any other Governing Documents without the express written consent of the Commercial Owner. <br /> E.
