17.Prior to Parcel Map approval, the owner/applicant shall enter into an <br /> Improvement Agreement to guarantee the installation of all improvements <br /> required of the project and to provide for payment of all City inspection and plan <br /> check charges associated with the installation of public and private <br /> improvements, including, but not limited to, streets, sanitary sewers, water, storm <br /> drains and street lights. <br /> 18 All utilities shall be designed in accordance with the City's Engineering <br /> Standards. <br /> 19.AII utility services for each lot shall be within the respective dot's property frontage <br /> (utility services are not allowed to cross property lines). <br /> 20.Applicant shall be limited to one sewer lateral for each lot. <br /> 21.Project must meet fire flow requirements as established by the Fire Department <br /> which are based on the Uniform Fire Code. Fire flow tests are typically <br /> performed during the preliminary design phase but must be completed prior to <br /> submittal of final design. Applicant shall contact the Fire Department for fire flow <br /> requirements, and then submit a written fire flow test request to Engineering. <br /> 22.Applicant is responsible for evaluating and determining whether the existing <br /> water main(s) meet the domestic and fire flow requirements in accordance with <br /> City Code Section 38.26 and Uniform Fire Code. Pursuant to Redwood City <br /> Municipal Code section 38.26, a minimum eight inch (8") <br /> diameter water main shall be constructed from the nearest point of connection of <br /> an existing water main six inch (6") diameter or greater size through the entire <br /> street frontage if the existing water main, regardless of size, does not provide <br /> adequate flows and pressures to support the additional growth for fire protection, <br /> fire suppression, and domestic use purposes as determined by the City <br /> according to the City Standards. <br /> 23.Redwood City has exceeded its Peak Wet Weather Flow (PWWF) capacity in the <br /> past. A methodology to reduce inflow and infiltration by pipe replacement was <br /> determined. The applicant shall reduce inflow and infiltration to offset increased <br /> sewer demand from the project by replacing aged sewer mains or pay an <br /> equivalent in-lieu fee. The length of pipe replacement required or the amount of <br /> fee will be based on the project's sewage generation projection (Attachment L of <br /> the City's Engineering Standards). <br /> 24.Applicant shall apply for and obtain a Grading Permit.
