7.1.L. - Page 55 <br /> CLASSICS AT REDWOOD CITY <br /> DECLARATION <br /> OF <br /> RESTRICTIONS (CC&Rs) <br /> THIS DECLARATION OF RESTRICTIONS(CC&Rs) is executed by CLASSIC RWC 1856, L.P., a <br /> California limited partnership (the "Declarant")with reference to the following facts: <br /> A. Declarant is constructing a residential condominium development consisting of 18 <br /> condominiums located on certain real property in Redwood City, California, more <br /> particularly described on the subdivision map entitled <br /> " filed in the records of San Mateo County, <br /> California, on , 201_, in Book of Maps at pages <br /> ,and more particularly described as Units on <br /> the Condominium Plan recorded on ,as Document No. <br /> in the records of San Mateo County, California (the "Map"). <br /> B. Declarant desires to impose certain restrictions on the condominiums in the <br /> development that will benefit and bind each condominium, and each owner and <br /> successive owner thereto, as covenants running with the land and equitable <br /> servitudes, to grant and describe certain easements that will be appurtenant to the <br /> condominiums, and to establish a condominium project within the meaning of Civil <br /> Code section 4125. <br /> DECLARANT DECLARES AS FOLLOWS: <br /> ARTICLE 1 <br /> Definitions <br /> Unless the context indicates otherwise, the following terms shall have the following definitions: <br /> 1.1 Architectural Committee or Committee.
