7.1.L. - Page 56 <br /> 1.7 Condominium Common Area. The element of a Condominium that is owned in undivided <br /> interests in common,consisting of the area within the three-dimensional envelope situated at the elevation of <br /> feet to feet and identified as "Condominium Common Area" on the Condominium Plan. <br /> 1.8 Bylaws. The Bylaws of the Association and any amendments thereto. <br /> 1.9 Common Area. The Association Property and Condominium Common Area. <br /> 1.10 Condominium. Afee(perpetual)estate in real property as defined in Civil Code section 4125 <br /> consisting of two elements: (i)a separate interest in space,called a"Unit"as described in Section 1.30,and <br /> (ii) an undivided interest in common in the Condominium Common Area as described in Section 1.7. <br /> 1.11 Condominium Plan. The condominium plan for the Development that was prepared in <br /> accordance with the requirements of Civil Code sections 4285 and 4290 and that was recorded on <br /> ,201 _as Document No. in the records of San Mateo <br /> County, California. <br /> 1.12 Davis-Stirling Act. The Davis-Stirling Common Interest Development Act as set forth in Part 5 <br /> (commencing with Civil Code section 4000)to Division 4 of the Civil Code and any subsequent modifications <br /> thereto. <br /> 1.13 Declarant. Classic RWC 1856, L.P., a California limited partnership, or any successor or <br /> assign that assumes in writing all or a portion of the rights and duties of the Declarant hereunder. There may <br /> be more than one Declarant. <br /> 1.14 Declaration. This Declaration of Restrictions(CC&Rs)and any amendments or corrections <br /> thereto. <br /> 1.15 Development. The residential development that is constructed on the property shown on the <br /> Map and subject to all the provisions in this Declaration, including the Condominiums and all other <br /> Improvements thereon. <br /> 1.16 Exclusive Use Common Area. The portion or portions of the Common Area described in <br /> Section 2.9 subject to rights for the exclusive use of one or more, but fewer than all, of the Owners. <br /> 1.17 Governing Documents. This Declaration, the Articles of Incorporation, the Bylaws and the <br /> Rules, provided that the Claims Procedure attached as Exhibit A is not part of the Governing Documents. <br /> 1.18 Improvements. Any property in the Development constituting a fixture within the meaning of <br /> Civil Code section 660. <br /> 1.19 Landscape Maintenance Agreement. The Landscape Maintenance Agreement dated <br /> 201 between the City and Declarant recorded on , 2014 as Document <br /> No. in the records of San Mateo County, California. <br /> 1.20 Map. The subdivision map entitled" "filed for record in San <br /> Mateo County, California, on , 201_, in Book of Maps at pages <br /> 1.21 Member. A member of the Association. <br /> 1.22 Mortgage.
