7.1.L. - Page 65 <br /> (iii) the use of the Common Area by animals shall be subject to such Rules as may be <br /> adopted by the Board; <br /> (iv) the owner of the animal immediately shall clean up after his or her animal; and <br /> (v) the Owner shall be responsible for any damage to any Common Area caused by any <br /> animal maintained within the Owner's Condominium. <br /> The Board,after notice and a hearing, may require the permanent removal from the Development of <br /> any animal that the Board, in its discretion,determines is a nuisance, a danger to the health or safety of any <br /> Occupant,or otherwise interferes with the quiet use and enjoyment of Occupants of any Condominium. The <br /> Board may find that an animal is a nuisance if the animal or the animal's owner continue to violate the Rules <br /> regulating animals after receipt of a demand from the Board to comply with the Rules. <br /> 3.7 Television or Radio Equipment. No television, video or radio poles, antennae, satellite <br /> dishes, cables or other transmission and/or reception fixtures or personal property (individually and <br /> collectively the"Antenna Equipment")shall be installed or maintained on any Condominium except as follows: <br /> (i) Antenna Equipment that is one meter or less in length or diameter or diagonal <br /> measurement, provided that the location, color and screening requirements shall be in accordance with any <br /> guidelines imposed by the Architectural Committee,which guidelines shall comply with applicable State and <br /> federal laws regulating restrictions on Antenna Equipment; and <br /> (ii) Antenna Equipment not covered under subparagraph (i) above, the installation of <br /> which is approved in advance by the Architectural Committee in accordance with the procedures described in <br /> Article 7. <br /> Under no circumstances shall any Antenna Equipment be installed within any Association Property <br /> without the prior written approval of the Board. <br /> Nothing herein shall be construed to restrict in any manner Declarant's or the Board's right to <br /> authorize a cable television franchisee or other provider of similar services to provide cable television,satellite <br /> dish, radio or other similar services to the Development. <br /> 3.8 Signs. Subject to the provisions of Section 13.10 and Civil Code sections 712, 713 and <br /> 4710, no sign of any kind shall be displayed from any Condominium that is visible from any other <br /> Condominium except any sign approved by the Board either on an individual basis or pursuant to Rules <br /> adopted by the Board or as may be otherwise authorized by law. <br /> 3.9 Clothesline. No exterior clothesline shall be erected or maintained on any Condominium;and <br /> there shall be no exterior drying or laundering of clothes on any patio, deck or other outside area of any <br /> Condominium unless otherwise authorized by the Board in writing. <br /> 3.10 Window Coverings. The interior surfaces of all windows shall be covered with normal and <br /> customary window coverings such as curtains, drapes, shutters or blinds. The exterior side of window <br /> coverings shall be white or off-white or light or dark wood unless approved otherwise in writing by the <br /> Architectural Committee. <br /> 3.11 Automobile Maintenance. There shall be no maintenance, repairs or washing performed on <br /> any automobile except for any emergency repairs that are necessary in order to remove the vehicle to a <br /> proper repair facility, or as otherwise authorized by the Board in writing. <br /> 3.12 Alterations, Modifications or Additions. There shall be no alterations, modifications or <br /> additions made to any Condominium or any Improvement thereon except in compliance with the provisions of <br /> Article 7. <br /> CLSS\51643\927586.5 11 June 16,2014 <br />
