7.1.L. - Page 66 <br /> 3.13 Compliance with Law. No Owner shall permit anything to be done or kept in his or her <br /> Condominium that violates any law,ordinance,statute, rule or regulation of any local,county,state or federal <br /> agency. Nothing shall be done or kept in any Condominium that might increase the rate of or cause the <br /> cancellation of any insurance maintained by the Association. <br /> 3.14 Drilling. No drilling, mining,or quarrying operation shall be conducted anywhere within the <br /> Development at any time. <br /> 3.15 Barbecue Restrictions. Barbecues are allowed within Exclusive Use Common Area patios, <br /> provided the barbecue is gas or propane operated. No wood burning or charcoal barbecues or fire pits are <br /> allowed at any time within the Development. <br /> 3.16 Decks, Patios and Porch Restrictions. No Exclusive Use Common Area deck, patio or porch <br /> shall be used for storage purposes, including storage of bicycles or similar equipment. Only normal and <br /> customary deck furniture may be placed within any deck, patio, or porch. The Board may adopt Rules <br /> regulating the type and quantity of normal and customary furniture that may be placed within the deck, patio, <br /> or porch. In addition, the Board may adopt Rules regulating the type, quantity and size of planters and/or <br /> plants placed within any deck, patio or porch, including Rules that restrict or prohibit planters and/or plants. <br /> No structures or other fixtures shall be installed or maintained within a patio that would impede access of <br /> emergency personnel in the event of a fire or other emergency. <br /> 3.17 Post Tension Concrete Slab System. The garage floor and the podium slab at the top of the <br /> garage have been constructed using a post tension concrete slab system, which involves placing a grid of <br /> steel cables under high tension in the concrete podium or floor. Any attempt to modify, alter or otherwise <br /> tamper with the podium or floor(for example,saw cutting,drilling or installation of a subterranean safe)is very <br /> hazardous and might result in serious injury or damage. No Owner or Occupant of any Condominium shall: <br /> (i) cut into or otherwise tamper with the podium or garage floor; or (ii) knowingly permit or allow any other <br /> Person to cut into or tamper with the podium or garage floor. In addition, the Owner shall disclose the <br /> existence of the podium's post tension slab system to any tenant of the residence. The Association is <br /> responsible for the maintenance and repair of the podium and garage floor. Any disturbance of the podium or <br /> garage floor shall occur only after consultation with a qualified consultant. <br /> 3.18 Tile Fire Markers. Reflective tile markers have been installed under certain egress windows <br /> within the Development as markers for access by emergency personnel. No marker shall be removed, <br /> modified or covered at any time. <br /> ARTICLE 4 <br /> Maintenance and Repair Obligations <br /> 4.1 Owner's Maintenance and Repair Obligations. Each Owner shall maintain the Owner's Unit <br /> and the residential structure and all of the Improvements within the Unit in good condition and repair at all <br /> times, including the roof, rain gutters, downspouts, siding, windows, trim, doors, decks, exterior lighting <br /> fixtures connected to the Units electrical system,fire systems, air conditioning equipment, and all structural <br /> elements. Each Owner shall have the Unit periodically inspected for construction material destroying pests or <br /> organisms and, if necessary, immediately shall take appropriate corrective action therefor. <br /> Each Owner shall have the exterior surfaces of his or her Unit (including the rain gutters and <br /> downspouts)periodically repainted and the roof materials periodically replaced in accordance with a schedule <br /> that maintains substantially the same quality appearance as existed at the time original construction was <br /> completed and no less than the periodic repainting and re-roofing recommendations of the manufacturer <br /> and/or the maintenance guidelines described in Section 4.8. <br /> Each Owner shall maintain, repair and replace the utility lines and equipment situated within the <br /> Owner's Unit, including electrical,water,fire protection lines and sprinklers,gas and sanitary sewer lines and <br /> equipment. <br /> CLSS\51643\927586.5 12 June 16,2014 <br />
