Code § 27383. <br />IMPROVEMENT AGREEMENT <br />(851 Main Street) <br />THIS IMPROVEMENT AGREEMENT ("Agreement") is made and entered into on this6ay of- <br />-, 20L&C"Effe6tive Date") by and between by and between 855 Main Street RWC, <br />LLC, a California Limited Liability Company ("Developer"), and the CITY OF REDWOOD <br />CITY, a charter city and California municipal corporation ("City") with reference to the <br />following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.64 acres located within the City of Redwood City, County of San Mateo, State of <br />California, described in Exhibit A, attached hereto and incorporated herein by reference (the "Property"). <br />B. On June 111, 2018, the City Council of the City of Redwood City adopted, among other <br />approvals, Resolution No. 15676, approving the Vesting Tentative Map for 851 Main Street ("Project"), <br />prepared by CSW/Stuber-Stroeh Engineering Group, Inc. and dated July 30', 2017 ("Tentative Map"), <br />subject to certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the Project be <br />constructed prior to approval of the Parcel Map ("Parcel Map"), or (2) that Developer enter into an <br />agreement with City providing for the future construction of such public improvements. <br />D. Developer has submitted the Parcel Map and applied to City for Parcel Map approval <br />without having completed the required public improvements and, therefore, will enter into an agreement <br />with City providing for the future construction and installation of such public improvements, as required <br />by Government Code section 66462(a)(1). <br />E. Developer has submitted to City plans, specifications and drawings entitled 851 Main <br />Street, prepared by CSW/Stuber-Stroeh Engineering Group and dated q , 2018 (the <br />"Improvement Plans"), which, in addition to other improvements, provide for certain on-site public <br />improvements consisting of street and street light improvements, storm drain systems, domestic water <br />systems and sanitary sewer systems for the Project (collectively, "Improvements"). <br />F.
