<br />02/11/2008 <br /> <br />ORIGINAL <br /> <br />ORDINANCE NO. 1130-344 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDWOOD CITY <br />AMENDING ARTICLE 60, ZONING MAP NO. 20 OF ORDINANCE NO. 1130, <br />THE REDWOOD CITY ZONING ORDINANCE, AS AMENDED, TO REZONE <br />THE PROPERTY LOCATED WITHIN THE PRESERVE AT REDWOOD SHORES <br />(AREA H) PRECISE PLAN AREA FROM TP (TIDAL PLAIN) ZONING DISTRICT <br />TO THE P (PLANNED COMMUNITY) ZONING DISTRICT <br /> <br />WHEREAS, at a duly noticed public hearing on December 18, 2007, the Planning <br />Commission of the City of Redwood City (the "Commission") recommended to the City Council <br />of the City of Redwood City (the "City Council") the rezoning of the property (Assessor's Parcel <br />Number 095-460-180) located within the Preserve at Redwood Shores ("Area H") Precise Plan <br />Area from the existing TP (Tidal Plain) Zoning District to the P (Planned Community) Zoning <br />District. <br /> <br />WHEREAS, this City Council, having reviewed the recommendation of the Commission <br />and having considered the evidence received at the public hearing duly noticed and held for <br />said proposed rezoning, finds that the proposed rezoning is in the public interest and consistent <br />with the purposes of the Redwood City Zoning Ordinance. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF REDWOOD CITY DOES <br />ORDAIN AS FOLLOWS: <br /> <br />SECTION 1. The recitals set forth above are true and correct, and are hereby <br />incorporated herein by this reference as if fully set forth in their entirety. <br /> <br />SECTION 2. The City Council finds that the proposed rezoning of Area H, located on <br />the north side of Shearwater Parkway at the northeastern edge of the Redwood Shores, from <br />TP (Tidal Plain) Zoning District to the P (Planned Community) Zoning District is in the public <br />interest and consistent with the purposes of the Redwood City Zoning Ordinance based on the <br />following reasons: <br /> <br />a. The proposed rezoning will allow for the development of 144 - 158 housing units <br />that may not have been otherwise built. This furthers General Plan Housing <br />policies that the City shall provide opportunities for Redwood City's share of the <br />regional housing needs for all income groups and encourage a variety of housing <br />types. <br /> <br />b. The proposed rezoning furthers General Plan Open Space policies that state that <br />areas which are primary wildlife habitats or which have major or unique <br />ecological significance should be protected and conserved. <br /> <br />c. The proposed rezoning furthers the General Plan Human Services policies to <br />provide meaningful educational opportunities to youth. <br /> <br />SECTION 3.
