ATTY/RESO.0025/ PC APPROVING AP 2020-060 <br />REV: 03-31-2023 JB <br />Page 1 of 18 <br />RESOLUTION NO. 23-04 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF REDWOOD CITY APPROVING AN ARCHITECTURAL PERMIT <br />NO.AP2020-060, TENTATIVE MAP NO.2021-002, AND <br />CONDOMINIUM PERMIT NO. CP2020-005 SUBJECT TO <br />CONDITIONS OF APPROVAL FOR 2336 EL CAMINO REAL <br /> <br />WHEREAS, the Applicant, Global Millennium Assets, proposes to subdivide <br />the existing 23,482 sq. ft. parcel into two lots for condominium purposes, resulting <br />in a 13,995 sq. ft. parcel containing the existing commercial structure (Lot A) and <br />a 9,487 sq. ft. parcel containing the proposed townhome structure (Lot B) with no <br />more than 6 residential condominium units (“Project”) at the property located at <br />2336 El Camino Real (“Property”); and <br /> <br />WHEREAS, the Redwood City Zoning Code section 41.4.B.2. vests the City <br />Planning Commission (“Commission”) with the authority to review building <br />additions exceeding three (3) stories or thirty-five (35) feet in height; and <br /> <br />WHEREAS, the Commission is empowered by the Subdivision Map Act and <br />the Redwood City Municipal Code, to act upon applications for Tentative Maps <br />(Section 30.42) and Condominium Permits (Section 30.136); and <br /> <br />WHEREAS, on March 24, 2023, a public hearing notice was published in <br />the San Mateo Daily Journal and mailed to owners and tenants within 300 feet of <br />the Property; and <br /> <br />WHEREAS, on April 4, 2023, the Commission considered staff reports, oral <br />and written comment, and testimony and materials presented by all those wishing <br />to be heard on this Project at the duly noticed public hearing on this matter; and <br /> <br />WHEREAS, on April 4, 2023, the Commission conducted a duly noticed <br />public hearing, in accordance with all applicable requirements of the Subdivision <br />Map Act, the Redwood City Municipal Code and State Planning and Zoning Law, <br />to consider an Architectural Permit, Tentative Map, and Condominium Permit; and <br /> <br /> WHEREAS, on April 4, 2023, the Commission considered whether the <br />Project is categorically exempt from the requirements of the California <br />Environmental Quality Act (“CEQA”), pursuant to CEQA Guidelines section 15332 <br />(Class 32 – “Infill Development”) as explained in the CEQA Memorandum attached <br />to the Staff Report; and <br /> <br />WHEREAS, the Commission has determined that the Project would further <br />the purposes of and appropriately implement the City of Redwood City General <br />Plan, applicable provisions of the Redwood City Municipal Code, Zoning <br />Ordinance, and the Subdivision Map Act. <br />
