Code §27383 <br />LANDSCAPE MAINTENANCE AGREEMENT <br />(2336 EI Camino Real — 2 Lot Subdivision) <br />THIS LANDSCAPE MAu`4TENANCE AGREEMENT ("Agreement") is made and <br />entered into this 30' -!-'day of , 2025 ("Effective Date"), by and between AUZERAIS <br />INVESTMENTS LLC, a California limited liability company ("Developer"), and the CITY <br />OF REDWOOD CITY, a charter city and California municipal corporation ("City") <br />(together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately .5 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On May 7, 2024, the Planning Commission of the City of Redwood City <br />adopted, among other approvals, Resolution No. 24-02, approving a preschool and <br />residential project, on the Property subject to certain conditions of approval ("Conditions"). <br />C. In compliance with the Conditions, Developer submitted to City landscaping <br />plans for the Property frontage ("Plans"), which have been approved by City. The Plans <br />provide for installation of certain landscaping, sidewalk, street trees and irrigation <br />("Improvements") within the frontage along EI Camino Real and Hemlock <br />Ave("Maintenance Area") as the Improvements and Maintenance Area are more <br />specifically shown on Exhibit "B", attached hereto and incorporated by this reference as <br />if fully set forth herein. <br />D. Developer has submitted a parcel map for the Property, which has been <br />reviewed by the City Engineer and is being approved concurrently with this Agreement <br />("Parcel Map"). <br />E.
