Hildreth ror an exception to the provisions or Section <br /> <br /> <br />5.31 or said Ordinance No. 631 to allow the subdivision of the here- <br /> <br />inarter described property into three lots, two of which would have <br /> <br /> <br />areas of 5,550 square feet 'instead of the required 6,000 square <br /> <br />feet; and <br /> <br />WHEREAS, the property for which application to subdivide is <br />made is all that certain real property situate in the City of <br />Redwood City, County of San Mateo, state of California, located <br />on Oak Avenue near Reese Street, described as follows: <br />Lot 28, Reese Subdivision; and <br />~mEREAS, said applicant has submitted a map of the proposed <br />subdivision in accordance with the provisions of Ordinance No. 631 <br /> <br />and said map has been recommended for approval by the Planning <br /> <br /> <br />Commission and has been reviewed by the Council of the City of <br /> <br /> <br />Redwood City; and <br /> <br /> <br />WHEREAS, the Planning Comrnis sion has found and reported to this <br /> <br />Council that exceptional circumstances and conditions exist which <br /> <br /> <br />affect said property; that the exception applie d ror is necessary <br /> <br /> <br />for the preservation and enjoyment of substantial property rights <br /> <br /> <br />of petitioner; and that the granting of said exception will not <br /> <br /> <br />be detrimental to the public welfare or adversely affect other <br /> <br />property in the neighborhood; and <br />
