R NO. 12- <br />ATTACHMENT 4 <br />RESOLUTION of THE PLANNING COMMISSION of THE <br />CITY of REDWOOD CITY CONDITIONALLY P INN <br />PLANNED E EL IENT PERMIT AND MODIFICATION of <br />DENSITY BUILDING HEIGHT AND SIDEWALK WIDTH <br />PURSUANT To THE CITY OF REDWOOD CITY ZONING <br />ORDINANCE <br />WHEREAS, the Planning Commission of the City of ed ood City <br />("Commission") is empowered by Article 46 (Planned Development Permits) and <br />Article 53 Mixed Use corridor Zoning District and the subsections therein relating <br />to Mixed Use Corridor - Veterans Boulevard MUC- of the city of Redwood <br />City Zoning Code to act upon applications for planned development permits and <br />decisions relevant to height and density requirements within mixed use zoning <br />districts; and <br />WHEREAS, B E properties Inc. seeks to construct a residential <br />development project at within the Veterans Boulevard mixed Use Corridor I UC- <br />VB Zoning District consisting of 264 residential units in a multi -story building with <br />associated parking, landscaping, and improvements to Veterans 13 oulevard <br />generally consistent with the MUC-VB Zoning District regulations D 201 1 -02 or <br />the , Project " and <br />WHEREAS, on January 17, 2012, the Commission considered and <br />approved a Initial Study Litigated Negative Declaration IS/M D prepared in <br />accordance withthe requirements ents of the California E nvironmental Q uality Act <br />( "CEQX)and, based on the approved IS LND, considered and adopted a <br />Mitigation Monitoring and Reporting Program in compliance with all CEQA <br />requirements, as part of the City's consideration of Planned ned Development Permit <br />Application Igo, IUD 201 1-02; and <br />WHEREAS, on January 17, 2012, the Planning Commission conducted a <br />duly noticed public Dearing, in accordance w ith all applicable requirements of the <br />State Planning and Zoning Lave and the Redwood city Zoning Ordinance, to <br />consider approval of Planned Development Permit Application 1o.PC 2 11 -2 <br />with a density bonus pursuant to Government code §65915 and to also include <br />the granting of concessions through modifications to the height, density and <br />sidewalk idt prescribed in the MUC-VB Zoning District regulations received <br />and considered oral and documentary evidence on the application; and <br />WHEREAS, the planning Commission has determined that the proposed <br />Planned Development Permit, a density bonus of forty -four additional units <br />and concessions consisting of three 3 additional units over and above the <br />density bonus units, together with height increases and sidewalk width reductions <br />would further the purposes of and appropriately implement the City of Redwood <br />ATTY/RE .21 1/1 -04 PD PERMIT 640 VETERANS <br />R:o1 /1 211 <br />Page 1 of 10 <br />
