R NO. 12- ATTACHMENT 4 RESOLUTION of THE PLANNING COMMISSION of THE CITY of REDWOOD CITY CONDITIONALLY P INN PLANNED E EL IENT PERMIT AND MODIFICATION of DENSITY BUILDING HEIGHT AND SIDEWALK WIDTH PURSUANT To THE CITY OF REDWOOD CITY ZONING ORDINANCE WHEREAS, the Planning Commission of the City of ed ood City ("Commission") is empowered by Article 46 (Planned Development Permits) and Article 53 Mixed Use corridor Zoning District and the subsections therein relating to Mixed Use Corridor - Veterans Boulevard MUC- of the city of Redwood City Zoning Code to act upon applications for planned development permits and decisions relevant to height and density requirements within mixed use zoning districts; and WHEREAS, B E properties Inc. seeks to construct a residential development project at within the Veterans Boulevard mixed Use Corridor I UC- VB Zoning District consisting of 264 residential units in a multi -story building with associated parking, landscaping, and improvements to Veterans 13 oulevard generally consistent with the MUC-VB Zoning District regulations D 201 1 -02 or the , Project " and WHEREAS, on January 17, 2012, the Commission considered and approved a Initial Study Litigated Negative Declaration IS/M D prepared in accordance withthe requirements ents of the California E nvironmental Q uality Act ( "CEQX)and, based on the approved IS LND, considered and adopted a Mitigation Monitoring and Reporting Program in compliance with all CEQA requirements, as part of the City's consideration of Planned ned Development Permit Application Igo, IUD 201 1-02; and WHEREAS, on January 17, 2012, the Planning Commission conducted a duly noticed public Dearing, in accordance w ith all applicable requirements of the State Planning and Zoning Lave and the Redwood city Zoning Ordinance, to consider approval of Planned Development Permit Application 1o.PC 2 11 -2 with a density bonus pursuant to Government code §65915 and to also include the granting of concessions through modifications to the height, density and sidewalk idt prescribed in the MUC-VB Zoning District regulations received and considered oral and documentary evidence on the application; and WHEREAS, the planning Commission has determined that the proposed Planned Development Permit, a density bonus of forty -four additional units and concessions consisting of three 3 additional units over and above the density bonus units, together with height increases and sidewalk width reductions would further the purposes of and appropriately implement the City of Redwood ATTY/RE .21 1/1 -04 PD PERMIT 640 VETERANS R:o1 /1 211 Page 1 of 10
