Develaper is tha current fee owner of that certain real proparty consisting of <br /> approximately 2.51 acres located within thB City o£Redwood City, County of San Mateo, State of <br /> California,described in Exhibit A,attached hereto and incorporated hereiu by reference{the"Properiy"). <br /> B. On Fabruary 13, 2012, the City Council of the City of Redwood Ciry adopted, among <br /> other approvals, Resolution No. 1516R, approving the Vesting Tentative Map for the 2580 El Camino <br /> Real Urban Housing Group {"Project"), prepared by BKF Engineers/Surveyors/Planners and dated <br /> �'ebruary 9,2011("Tentative Map"),subject to cet�tain conditions of approval("Conditions'�. <br /> C. The Conditions require either (1) that certain public improvements for the Project be <br /> const►ucted prior to approval of the final map ("Final Map"), or (2) tha� Developer enter into an <br /> agreement witk City providing for the future construction of such public improvements. <br /> D. Developer has submitted the Final Map and applied to City for �inal Map approval <br /> without having completed the required public improvements and,therefore,will enter into an agreement <br /> wi.th City providing for the future cons�iruction and installation of such public improvements,as required <br /> by Government Code secfion 66462(a)(i). <br /> E. Developer has submitted to City plans, specif"ications and drawings antitled 2580 El <br /> Catnino Real Tmprovement Plans, prepared by BKF Engineers/Su�rveyors/Planners and dated <br /> ,20^ {the"Irnprovement Plans"},which, in addition ta other improvements,provide for <br /> ceitain on-site public icnprovements consisting of sireet and sireet light improvements, storm drain <br /> systems, domastic water systems and sanitary sewer systems for the Project {collecrively, <br /> "Improvements"). <br /> F.
