A General Plan Amendment for 20 Avondale <br /> Avenue has also been completed and the General Plan Land Use Designations for <br /> both parcels is "Heavy Commercial/Office Mixed Use Residential." Both parcels are <br /> currently vacant. <br /> <br /> Your proposed mixed-use project includes a three-story building totaling <br /> approximately 21,256 square feet on a lot area of approximately 19,237 square <br /> feet. The first two floors are specified for office use and total 13,466 square feet at <br /> a floor area ratio (FAR) of seventy percent. The maximum FAR in the General <br /> Commercial - Combined Residential Zoning District is forty percent for commercial <br /> uses. A FAR bonus of up to thirty percent, for a total FAR of seventy percent for <br /> the commercial use, may be obtained by providing housing units on the site in <br /> addition to the commercial use. The floor area of any such housing units is not <br /> counted in the commercial FAR calculation. The proposed project includes a total of <br /> seven apartment units on the third floor, including three studio units, three one- <br /> bedroom units, and one two-bedroom unit. The provision of these seven units <br /> qualifies the project for the full thirty percent FAR bonus. Fifty-five parking stalls <br /> are provided at grade and in a subterranean parking structure underneath most of <br /> <br /> <br />
