LICENSE AGREEMENT FOR POLICE TRAINING PURPOSES <br /> This License Agreement for Police Training Purposes ("License") is executed on this <br /> �day of August, 2013 ("Effective Date"), by and between 1410 VALOTA ROAD PARTNERS <br /> LLC, a California limited liability company ("Licensor"), and the REDWOOD CITY POLICE <br /> DEPARTMENT("Licensee"). <br /> RECITALS <br /> A. Licensor is the fee owner of that certain real property located at 1410 Valota Road in <br /> Redwood City, California, improved with a single family home and a garden (collectively, <br /> the"Property"). <br /> 6. Licensor has offered Licensee the opportunity to access and use the Property for SWAT <br /> training of Licensee's police department trainees. The use of the Property will include <br /> practice breeching doors and windows and use of "Airsoft" training weapons during <br /> scenarios ("Training"). The door breeching training will result in damage to or <br /> destruction of doors, door frames, and locking mechanisms. The window breeching <br /> training will result in damage to or destruction of windows, inciuding breaking of glass, <br /> damage to screens, and damage to window frames. The use of the "Airsoft" training <br /> weapons typically does not, but may, cause structural damage. Airsoft projectiles are <br /> 6mm diameter plastic pellets fired using compressed air. These projectiles can on <br /> occasion damage glass or leave small marks on interior drywall. They are non-toxic and <br /> biodegradable. <br /> C. Licensee desires to license the Property from Licensor for such purposes. <br /> AGREEMENTS <br /> NOW, THEREFORE, in consideration of the foregoing recitals, which by this reference <br /> are incorporated herein, and in consideration of the mutual covenants, conditions and <br /> agreements contained herein, Licensor and Licensee hereby agree as follows: <br /> 1. GRANT OF LICENSE. <br /> Licensor hereby grants to Licensee and its trainees a license to utilize the Property on <br /> the terms set forth herein. During the Term (defined in Section 2, below), Licensee and <br /> its trainees shall have the right to utilize the Property for the purpose of Training. <br /> 2. TERM AND LICENSE FEE. <br /> The term of this license shall commence at 7:00 a.m. on August 21, 2013 and terminate <br /> at 5:00 p.m. on August 22, 2013 ("Term"). Licensee shall have no obligation to pay <br /> Licensor a fee for Licensee's Training. <br /> 3.
