Developer is the cw-rent fee owner of that certain real property cansisting of <br /> approximately 6.58 �cres l��ted within the City of Redwood City, County of S�n Mateo, State of <br /> Califomia,described in��,hibi�,�tt�ched hereto and incorpor�ted hercin by reference(the"Propert}�'). <br /> B. On December 10, 2013, the Planning Commission of the City of Redwood City <br /> approved, among other approvals, itesolution No. 13-28, appmving the Vesting Tentative Map for the <br /> One Marina ("Project"), prepar�d by KPFF Consulting Engi�neers and dated November 17, 2U13 <br /> ("Tentative Map"),subject to certain eonditions of approval("Conciitions"). <br /> C. The Conditions require either (1) that certain gublic improvements for the Project be <br /> constructed prior to spproval of the final map ("Final Map"), or (2) that Developer enter into an <br /> agreement with City providing for the future constiuction of such public impmvements. <br /> D. Dev�loper has submitted the Final Map �nd �pplied to City for Final I►�i�p approval <br /> without having campleted the required public improvements and,therefore,will enter into an�greetnent <br /> with City providing for the future construction and installati�of sueh public improvernents,as required <br /> by Govemment Code section 66462(a�1). <br /> E. Developer has submitted to City plans, specificati�►s�rl drawings entitled One Ivlarina <br /> Final Phase,One M�rina Village Park,and One M�rina BLDGS 11 and 15 Improvement Ftans,prepared <br /> by KPFF Consulting Engineers, Callander Associates, and Lighthouse D�sign IncQrpcx�ated €�nd dated <br /> November 20,2013(Final Phase),October 10,2013 (Village Park),and November 1S,2a13(BLDGS 11 <br /> �nd 15)(the"Improvement Plans"),which,in addition to other improvements,provide for certain on-site <br /> public impmvements consisting of street and street light imgrovements, storm drain systems, domestic <br /> w�ter systems and sanitary sewer systems for the Project(collectively,"Improvements"). <br /> F.
