RESOLUTION NO. 16-05 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br /> REDWOOD CITY DENYING THE APPEAL AND APPROVING A <br /> DOWNTOWN PLANNED COMMUNITY PERMIT INCLUDING THREE <br /> GUIDELINE DEVIATIONS, AND PARKING IN-LIEU FEE APPLICATION <br /> FOR 2075 BROADWAY PURSUANT TO THE CITY OF REDWOOD <br /> CITY'S DOWNTOWN PRECISE PLAN <br /> WHEREAS, On May 20 , 2 01 5, the Applicant, Lane Partners, LLC, <br /> submitted a request for a Planned Community Permit including three guideline <br /> deviations, and Parking In-Lieu Fee Application for a new 4-story, 70' tall, 93,515 s.f. <br /> mixed-use building containing 66,786 s.f. office and 26,729 s.f. retail floor area, with two <br /> levels of underground parking providing a total of 197 valeted parking spaces, 150 of <br /> which count toward the required 281 parking spaces on-site with the remaining 131 <br /> required spaces covered by in-lieu fees, located at 2075 Broadway (the Project) which <br /> is within the Downtown Precise Plan area; and <br /> WHEREAS, on August 5, 2015 the Architectural Advisory Committee (AAC) <br /> held a meeting to consider the proposed three deviations from the guidelines of the <br /> Downtown Precise Plan (DTPP), and voted 3-0 to recommend that the Zoning <br /> Administrator approve the deviations; and <br /> WHEREAS, the Zoning Administrator of the City of Redwood City is <br /> empowered by the Downtown Precise Plan to act upon applications for Downtown <br /> Planned Community (DPC) permits for "Small Projects" and Parking In-lieu Fee <br /> Applications; and <br /> WHEREAS, on February 10, 2016, the Zoning Administrator conducted a duly- <br /> noticed public hearing, in accordance with all applicable requirements of the <br /> Downtown Precise Plan, to consider approval of Downtown Planned Community <br /> Permit Application No. DPC2014-04 and the Parking In-Lieu Fee Application; and <br /> WHEREAS, at the February 10, 2016 public hearing, the Zoning <br /> Administrator considered an Initial Study checklist prepared by the City's Planning <br /> Division and its findings, the previously certified Downtown Precise Plan Program EIR <br /> (State Clearinghouse #2006052027), the staff reports, oral and written, and <br /> testimony and materials presented by all those wishing to be heard on this Project <br /> at the noticed public hearing on this matter; and <br /> ATTY/RES0.0027/PC RESO 2075 BROADWAY <br /> REV:04-18-16 VR <br /> Page 1 of 28 <br />
