RESOLUTION NO. 17-15 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />REDWOOD CITY GRANTING APPROVAL OF AN ARCHITECTURAL <br />PERMIT, PLANNED DEVELOPMENT PERMIT, TENTATIVE MAP, AND <br />CONDOMINIUM PERMIT FOR 601 EL CAMINO REAL PURSUANT TO <br />THE CITY OF REDWOOD CITY MUNICIPAL CODE AND THE CITY OF <br />REDWOOD CITY ZONING ORDINANCE AND FINDING THAT SAID <br />APPROVALS ARE EXEMPT FROM THE REQUIREMENTS OF THE <br />CALIFORNIA ENVIRONMENTAL QUALITY ACT <br />WHEREAS, KB Home c/o Ray Panek, proposes to demolish an existing single - <br />story automotive dealership (Redwood City Honda), and construct 33 residential <br />condominiums units located at 601 EI Camino Real (the Project) which is within the <br />Mixed -Use Corridor— EI Camino Real zoning designation; and <br />WHEREAS, the Planning Commission of the City of Redwood City <br />("Commission") is empowered by Article 45 (Architectural Permits) of the City of <br />Redwood City Zoning Ordinance to act upon applications for Architectural Permits; <br />Article 46 (Planned Development Permits) of the City of Redwood City Zoning <br />Ordinance to act upon applications for Planned Development Permits; and is <br />empowered by the Subdivisions Ordinance as set forth in Chapter 30 of the City <br />Redwood City Municipal Code to act upon applications for Tentative Maps and <br />Condominium Permits; and <br />WHEREAS, on October 17, 2017, the Commission conducted a duly noticed <br />public hearing, in accordance with all applicable requirements of, and the Redwood City <br />Zoning Ordinance to consider Architectural Permit Application No. AP2016-081, <br />Planned Development Permit Application No. PD2017-007, and the Redwood City <br />Municipal Code to consider Tentative Map Application No. TM2016-008 and <br />Condominium Permit; and <br />WHEREAS, at the October 17, 2017, public hearing, the Planning Commission <br />considered the staff reports, oral and written, and testimony and materials <br />presented by all those wishing to be heard on this Project at the noticed public <br />hearing on this matter; and <br />WHEREAS, the Project is categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA), pursuant to Section 15332 Class 32 <br />`Infill Development"; and <br />WHEREAS, the Planning Commission determined that the proposed <br />Architectural Permit, Planned Development Permit, Tentative Map and <br />Condominium Permit applications would further the purposes of and appropriately <br />implement the City of Redwood City General Plan. <br />ATTY/RESO.0095/PC RESO 601 EL CAMINO <br />REV: 10-18-17 PR <br />Page 1 of 16 <br />
