RD-99-31 <br /> <br /> RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE <br /> CITY OF REDWOOD CITY APPROVING AND AUTHORIZING <br /> EXECUTION OF DISPOSITION AND DEVELOPMENT <br /> AGREEMENT ("DDA") WITH SHEA HOMES LIMITED <br /> PARTNERSHIP FOR THE FRANKLIN STREET PROJECT <br /> <br /> WHEREAS, this Agency and Shea Homes Limited Partnership, a <br />California limited partnership ("Shea"), have negotiated an agreement <br />entitled "Disposition and Development Agreement for Franklin Street <br />Project" (the "DDA"); and <br /> <br /> WHEREAS, the DDA provides that, as part of the Franklin Street <br />Project, Shea is to construct on the Franklin Street Project Site, which consists <br />of an approximately 17-acre area bounded by Jefferson Avenue to the north, <br />the Caltrain tracks to the east, Maple Street to the south, and E1 Camino Real <br />to the west, a project consisting of approximately 300 for-sale units comprised <br />of townhomes and condominiums, approximately 40,570 gross square feet of <br />new retail/commercial uses and ancillary facilities, approximately 35,000 <br />square feet of replacement commercial/warehouse space and a community <br />park, together with related improvements including parking, landscaping, <br />roadway and utility infrastructure on or necessary to service the project <br />("Shea Project"); and <br /> <br /> WHEREAS, the Agency as the lead agency under the California <br />Environmental Quality Act (Public Resources Code Section 21000 et seq., <br />"CEQA") has evaluated the environmental impacts of the Franklin Street <br />Project and, by Resolution No. RD-99-21, certified as complete and in <br />compliance with CEQA the Tiered Franklin Mitigated Negative Declaration, <br />adopted a monitoring program and mitigation measures, and found that <br /> <br /> I <br /> Shea DDA RD 99- <br /> AK/DES: 8/29/99 <br /> <br /> <br />
