PC, C)-}' - 0CJ <br />A RESOLUTION of INTENTION of THE PLANNING COMMISSION of <br />THE CITY of REDWOOD CITY To INITIATE A PROPOSED <br />AMENDMENT of ARTICLE 26 of ORDINANCE NO, 1130, THE <br />REDWOOD CITY ZONING ORDINANCE, AS AMENDED, To REPLACE <br />THE CENTRAL BUSINESS DETAIL (CBR) REGULATIONS WITH <br />REGULATIONS FOR A NEW ZONING DISTRICT, THE CENTRAL <br />AL <br />BUSINESS TRANSITIONAL (DBT) DISTRICT, AS FURTHER <br />DESCRIBED IN THIS ORDINANCE; ANCE; AND To INITIATE A PROPOSED <br />AMENDMENT of ARTICLE 60, ZONING MAP NO. 3 of ORDINANCE <br />No, 1130, THE REDWOOD OOD CITY ZONING ORDINANCE, AS AMENDED, <br />To REZONE PROPERTIES T1Es WITHIN THE EAST DOWNTOWN STUDY <br />AREA GENERALLY LOCATED IN THE VICINITY of MAPLE, ELM, <br />HELLEI , AND CASSIA STREETS, AS FURTHER DESCRIBED IN THIS <br />ORDINANCE, FROM TIME EXISTING GENERAL COMMERCIAL AND <br />INDUSTRIAL RESTRICTED ZONING DISTRICTS To CENTRAL <br />BUISINESS TRANSITIONAL (CBT) DISTRICT. <br />WHEREAS, the existing Zoning District designations adjacent to the eastern <br />border of the Downtown Precise Plan could be made more c ompatible 'with the plan as <br />well as with the adjacent residential neighborhood east of the plan area in terms of land <br />use designations; <br />WHEREAS, public comment received during the review of the Downtown Precise <br />Plan as well as City Council direction to staff= indicated a need to make zoning <br />regulations more c ompatible with residential neighborhoods adjacent to the downtown <br />area; <br />WHEREAS, after a duly notice Study Session before the Planning Commission <br />on June 5,, 2007, the Planning Commission directed staff to prepare draft tent and reap <br />amendments appropriate to the creations of a transition zone for the pro perties now <br />referred to as the East Downtown study Area ; <br />WHEREAS, the property at 134 Maple Street is associated with an application <br />for a skilled nursing facility which is not allowed within the existing Industrial Restricted <br />Zoning Designation; <br />WHEREAS, EAS, the CPR Zoning District, Article 26, has been completely replaced <br />by the Downtown Precise Plan and no properties remain within that district; <br />WHEREAS, many properties within the East Downtown Study Area are currently <br />developed with uses that are nonconforming with their existing zoning designation of <br />General Commercial, which is a district oriented to high traffic volume auto - oriented <br />corridors; <br />Att /Roso /Rso. 1735 <br />081007 <br />
