RESOLUTION NO. 19-11 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />REDWOOD CITY APPROVING A DOWNTOWN PLANNED <br />COMMUNITY PERMIT NO. DPC2019-001 AT 55 PERRY STREET <br />WHEREAS, the applicant, KM -MG Perry LLC, filed an application for a <br />Downtown Planned Community Permit to make exterior modifications to an existing <br />commercial structure built in 1929 at 55 Perry Street ("Project"), in the Downtown <br />Precise Plan Area ("DTPP"); and <br />WHEREAS, under Section 2.0.3.A.3 of the DTPP, the Project is classified as a <br />Historic Project. Under this section, the Historic Resources Advisory Committee <br />("HRAC") shall review the Project for conformance to the applicable DTPP Historic <br />Resources Preservation standards and guidelines, and shall make a recommendation <br />that the Planning Commission grant approval to projects which the HRAC deems to <br />comply fully with those standards and guidelines; and <br />WHEREAS, under Section 2.1.4.A of the DTPP, projects which propose <br />additions or modifications to a property designated as a "Historic Resource to be <br />Preserved" on the Historic Resources Preservation Regulations Map shall be reviewed <br />by a qualified architect or architectural historian who shall make a recommendation to <br />the HRAC as to whether the Project fully adheres to the Secretary of the Interior's <br />Standards for Rehabilitation, as well as to whether any specific modifications are <br />necessary to do so; and <br />WHEREAS, pursuant to Chapter 40 of the Redwood City Code (Historic <br />Preservation Ordinance), the HRAC shall review any application to tear down, demolish, <br />construct, alter, remove or relocate any improvement, or any portion thereof, which has <br />been identified as an historic resource; and <br />WHEREAS, on July 11, 2019, the HRAC held a duly noticed public hearing, in <br />accordance with all applicable requirements of the Redwood City Zoning Ordinance and <br />Historic Preservation Ordinance, and with a vote of 5-0 recommended that the Planning <br />Commission approve the Project; and <br />WHEREAS, on August 8, 2019, a Planning Commission public hearing notice <br />was published in the San Mateo Daily Journal and mailed to interested parties and all <br />property owners within 300 feet of the Property; and <br />WHEREAS, on August 20, 2019 the Commission held a duly noticed public <br />hearing and fully reviewed, considered, and evaluated the staff report, oral and written <br />public testimony, and all other documents and evidence in the public record; and <br />Page 1 of 9 <br />AIIY/RESO.0084/PC RESO 55 PERRY <br />REV: 08-22-19 PR <br />
