RESOLUTION NO. 'i3-06 <br /> A RESOLUTIQN OF THE PLANNING COMMlSSION OF THE <br /> ClTY OF REDWOOD CITY APPROVING A TENTATNE MAP, <br /> CONDOM[NfUM PERMIT, PLANNED DEVELOPMENT PERMIT, <br /> AND A PLANNED COMMUNITY PERMIT FOR 735 BREWSTER <br /> STREET, 3031313 FULLER STREET, AND 321 FULLER STREET <br /> WHEREAS, Appiicant, Classic Communities, proposes to demolish af� <br /> existing structures on the three parce[s within the project area and re-subdivide <br /> fhe parcels into 18 parcels. The project will cantain 18 for sale, three-story <br /> resiciential units on a partially subterranean garage (the Project); and <br /> WHEREAS, on March 11, 2�13, the Archifecfural Ad��sory Committee <br /> {AAC} held a meeting ta consider the proposed ten (10) de�iations from the <br /> guidelines of the Downtown Precise Plan (DTPP), arrd unanimausly found that <br /> the propased deviations are cortsistent with the general intent af the DTPP <br /> unanimously recommendec! appro�a� of said deviations; and <br /> WHEREAS, On March 14, 2013, the Historic Resources Advisory <br /> Committee (HRAC) held a meeting to consider the project's potential impact on <br /> historic resources, a�d per Sections 2.1.3-T and U, and Sectian 2.1.4-B, C, and <br /> D of the DTPP, the HRAC faund that the Historic Resources Impact Report <br /> prepared by archifectural historian, R�chard Brandi, was sufficient and <br /> unanimously recommencfed approval of the praject, subject to the project's <br /> compliance with the mitigation measures presented in said report; and <br /> WHEREAS, the Planning Commission of the City of Redwoad City <br /> {°Commission") is empowered by the Downtown Precise Plan {DTPP} to act <br /> upon appficat�ons for Planned Community {PC) permi�s, the Redwood City <br /> Zoning Ordinance to act upon applications fior Planned Development Permit <br /> Applications, and is empowered by the 5ubdivision Map Act and the Redwood <br /> City Munici�al Code, to act upon appfications for TentatEVe Map and <br /> Condominium Permit Applications; and <br /> WHEREAS, on April 16, 20'f3, the Commission considered an Initial Study <br /> checklist prepared by the City's Planning Division, fhe pre�iously certified <br /> Downtown Precise Pian Program EIR (State Clearinghouse #20Q6052Q27} and <br /> EIR findings, the DTPP and DTPP findings, the staff reports, oral and written, <br /> and testimony and materials presented by all those wishing to be heard on this <br /> Project at the noticed p�blic hearing on this matter; and <br /> WHEREAS, on Apri� 16, 2013, p�rsuant to Section 2.0.3-A-1-a on page 28 <br /> of the DTPP, the Planning Commissian considered and accepted the <br /> recammendation of the AAC r�garding the Project's proposed deviations from <br /> the guidelines ofi the DTPP; and <br /> ATTYIRES0.2845/PC RESO—PERMIT FOR 735 BREWSTER&FULLER STREET <br /> REV:Q4-19-13 VR <br /> Page'[ of 15 <br />
