7.2.D. - Page 15 <br /> Subdivision <br /> 28. Submit a Final Map in conformance with the Subdivision Map Act and Chapter 30 of the <br /> Municipal Code. The applicant shall also enter into a subdivision agreement for the <br /> installation of street improvements on Alameda De Las Pulgas and for the replacement <br /> or installation of private improvements relevant to the street improvements. <br /> 29. The subdivision agreement shall provide for payment of all City inspection and plan <br /> check charges associated with the installation of public improvements, including, but not <br /> limited to, streets, sanitary sewers, water, storm drains and street lights and for the <br /> replacement or installation of private improvements relevant to the street improvements. <br /> 30. The developer shall post Performance and Labor & Materials Bonds for all improvements <br /> to be dedicated to the City and for the replacement or installation of private <br /> improvements relevant to the street improvements. <br /> Miscellaneous <br /> 31. The owner /applicant shall pay a Traffic Impact Fee of $1,502.00 per net new unit. This <br /> fee shall be paid prior to the issuance of the building permit. <br /> 32. The proposed development shall be subject to a Parks Impact Fee of $9,998 per net <br /> new residence. This fee shall be paid at the time of building permit submittal. <br /> 33. The applicant shall retain a Civil Engineer to prepare "as- built" or "record" drawings. The <br /> Engineer shall perform limited field work to verify that the "as- built" drawings are in <br /> substantial compliance with the field conditions. "As- built" plans shall be submitted to <br /> Engineering & Construction on original tracing or permanent mylar. <br /> 34. All proposed and existing driveways, all landscaping, fences, etc. adjacent to vehicle <br /> exits should provide for a clear sight - distance triangle of 15 feet measured from the back <br /> of sidewalk. <br /> 35. Street trees are required to be installed in the sidewalk along the street frontage. The <br /> tree species, the amount and the location of trees will be determined by Public Works <br /> Services (City staff contact is Charlie Drechsler, (650) 780 -7447) once the final site and <br /> utilities plans are known. The location of underground utilities will affect the type and <br /> location of trees to be selected. <br /> 36. The applicant shall submit a complete Arborist's Report prepared by a licensed arborist <br /> along with any and all applications for developing either of the subdivided lots for review. <br /> 37. Tree removal permits will be required from Public Works Services for the removal of all <br /> heritage sized trees as defined by the City's Tree Preservation Ordinance (Chapter 35 of <br /> the Redwood City Code). <br /> Page 6 of 7 <br />
