The applicant shall obtain Architectural Permits for site, building and landscape /irrigation <br /> improvements on the newly- created lots from the Redwood City Zoning Administrator. <br /> 39. The applicant shall comply with all applicable Fire and Building codes at all times. <br /> 40. The applicant shall obtain a Building Permit for lot improvements, prior to any <br /> construction. <br /> 41. The applicant shall record a Final Map, prior to the issuance of any permits. <br /> 42. Additional conditions may be imposed based on the City Engineer's review of submitted <br /> improvement plans. <br /> 43, Art approved or conditionally approved tentative parcel map shall expire eighteen (18) <br /> months from the date the map was approved, or conditionally approved by the <br /> Subdivision Committee. In the event that a water or sewer moratorium is established by <br /> the Council, that portion of the eighteen (18) month period remaining at the time the <br /> moratorium was imposed shall commence running upon the date when such moratorium <br /> is terminated. If any time extensions are granted pursuant to the provisions of this <br /> Chapter, the Subdivision Committee may require compliance with all provisions of this <br /> Chapter or the Subdivision Map Act in effect at the time of such application for extension. <br /> If approved, no building or zoning permit shall be issued, and no use shall be established except <br /> in accordance with and subject to the terms and conditions outlined above, and in no case shall <br /> such permit be issued or use established prior to the final action on any appeals that may be <br /> filed within the appeal period. Any appeal made in accordance with the provisions of Article 48, <br /> Section 48.2, of the Zoning Ordinance, must be received by the City Clerk no later than seven <br /> calendar days after the date of the official action.
