Prior to construction, Applicant shall schedule a preconstruction <br /> meeting with City Engineering and Planning staff and the Applicant's construction <br /> manager, contractor, and all subcontractors who are responsible for grading and <br /> erosion and sedimentation protection controls prior to commencement of <br /> construction activities. <br /> 16. Applicant shall pay water capital facilities fees and installation fees, <br /> which will be determined based upon the size and layout of the services to the <br /> project. <br /> 17. Applicant shall pay all applicable development impact fees (outlined <br /> on the City's website at http: / /www.redwoodcitv.orq/ bit / infrastructure/ pdf /FeesandCharges01.04.12.pdf), <br /> according to the following schedule. As of the date of this Resolution, the total <br /> development fees due to the City total approximately $107,226.13. These fees <br /> do not include Building Permit fees, Construction Permit fees, or Planning fees <br /> that are incurred as part of the preparation of the EIR or the Use Permit <br /> application process, and may change as determined by the City and as more <br /> detailed plans are submitted as part of the Building Permit review process. <br /> a. Prior to Occupancy, Applicant shall pay the City 33 percent of <br /> the required development fees. <br /> b. Prior to commencement of the first day of the second school <br /> year, which is currently targeted for Fall 2015, Applicant shall <br /> pay the City 33 percent of the required development fees. <br /> c. Prior to the commencement of the first day of the third school <br /> year, which is currently targeted for Fall 2016, Applicant shall <br /> pay the City the remainder of the required development fees. <br /> 18. Within five (5) calendar days of the Planning Commission approval <br /> of the Project, Applicant shall pay the required EIR filing fees with the County of <br /> San Mateo Clerk's Office in the amount of $2,995.25, plus the $50.00 County <br /> Handling Charge. Applicant shall coordinate with Planning staff to remit this <br /> payment. <br /> 19. Applicant's normally scheduled construction activities shall adhere <br /> to the City's Noise Ordinance. If possible, the noisiest construction activities <br /> would be scheduled for daytime hours when the ambient noise levels are highest. <br /> 20. Applicant shall irrigate and maintain newly planted street trees. <br /> 21. Applicant shall implement Stormwater Pollution Prevention <br /> Program Best Management Practices (BMPs) for construction to protect water <br /> quality, in accordance with the approved Stormwater Pollution Prevention Plan <br /> (SWPPP).
