9.B. - Page 7
• That a maximum of 85,000 sq. ft. of retail space be allowed to be converted
to office. This would retain approximately 15% (15,000 sf) of the original
100,000 square foot allocation for future retail applications.
Staff would also recommend that the following limitations be placed on
conversions:
• That 20% of the converted square footage be restricted to additions to existing
buildings.
• A "fractional" amount converted MAD allocation cannot be claimed for a new
development. For example, if a 120,000 sq. ft. office building is proposed, and
there is only 60,000 sq. ft. of office space remaining in the MAD, the applicant
cannot "claim" 60,000 sq. ft. of MAD, and request an amendment for the
remaining amount. The original plus adjusted MAD must "cover" the entire
development.
• Any development requesting a conversion must be approved by the Planning
Commission. The current plan allows projects on smaller parcels to be approved
by the Zoning Administrator.
Staff's recommendation would result a maximum conversion as detailed in the
following tables:
Residential Conversion Table:
Max Residential Office Gained
For New Projects 592 units 106,560 sf
20%Restricted for Additions
to Existing 156 units 26,640 sf
Total 740 units 133,290 sf
Retail Conversion Table:
Max Retail Conversion Office Gained
For New Projects 68,000 sf 28,500 sf
20%Restricted For
Additions to Existing 17,000 sf 7,140 sf
Total 85000 sf 35,640 sf
