<br /> E. Design Development <br /> 1. Prepare plans, specifications, and cost estimate in accordance with the <br /> approved Schematic Design by the California State Library's review and the <br /> City of Redwood City's review. Based on the approved Schematic Design, the <br /> Design Development shall include, but not be limited to, a site plan. floor plan, <br /> exterior elevations, roof plan, building sections, details. interior elevations, <br /> reflected ceiling plan, window and door schedules. furniture, furnishings, and <br /> equipment plan, signage schedule and plan, assignable square footage <br /> comparison. civil, structural, mechanical. plumbing, electrical, lighting system <br /> plan with "cut" sheets for type of fixtures, electrical data and distribution plan, <br /> and landscaping plan. The Design Development submittal shall also include <br /> draft specifications and a detailed construction cost estimate. <br /> 2. The Design Development submittal shall be prepared in accordance to the <br /> requirements of the California State Library Bond Act Grant Recipient <br /> Schematic Detail Checklist (Attachment 2), and City of Redwood City <br /> Standards. Design Development plans shall be developed with sufficient <br /> information to outline the scope of work requirements, and to show the general <br /> design of the project. <br /> The Design Development shall include (as a minimum) the following: <br /> a. Civil - Prepare site plans at 1"=20' scale showing building location. access <br /> roads. parking, traffic routes and circulation, topography, survey control <br /> points, benchmarks, drainage, sidewalks, major on-site and off-site utilities, <br /> and clearing and grading requirements. Show points of connection to <br /> existing utilities with sizes. Show finished floor elevations and finish grades <br /> at the building. Where drainage facilities are to be provided, the size of the <br /> pipes, flow, and point of discharge shall be indicated by appropriate symbol <br /> or notes. All existing features to be demolished and/or salvaged shall be <br /> shown on a separate plan. <br /> b. Landscaping and Irrigation System- Landscape plans shall show the <br /> landscape character and how it relates to the adjacent properties. <br /> Compliance with BCDC approval shall be incorporated into the design. <br /> Irrigation plans shall show the areas of coverage. The City's arborist shall <br /> be contacted to assist in the selection of the plant material and irrigation <br /> system. <br /> c" Architectural - Floor Plans at 1/8' scale minimum shall show complete <br /> functional layout, building elevations, and sections sufficient to show <br /> building configurations, typical wall sections, room usage designations, <br /> finish schedule, materials, construction systems, ceiling heights, finished <br /> floor elevations, all critical dimensions, all columns, and all built-in <br /> equipment. <br /> -3- <br />
