E. Design Development 1. Prepare plans, specifications, and cost estimate in accordance with the approved Schematic Design by the California State Library's review and the City of Redwood City's review. Based on the approved Schematic Design, the Design Development shall include, but not be limited to, a site plan. floor plan, exterior elevations, roof plan, building sections, details. interior elevations, reflected ceiling plan, window and door schedules. furniture, furnishings, and equipment plan, signage schedule and plan, assignable square footage comparison. civil, structural, mechanical. plumbing, electrical, lighting system plan with "cut" sheets for type of fixtures, electrical data and distribution plan, and landscaping plan. The Design Development submittal shall also include draft specifications and a detailed construction cost estimate. 2. The Design Development submittal shall be prepared in accordance to the requirements of the California State Library Bond Act Grant Recipient Schematic Detail Checklist (Attachment 2), and City of Redwood City Standards. Design Development plans shall be developed with sufficient information to outline the scope of work requirements, and to show the general design of the project. The Design Development shall include (as a minimum) the following: a. Civil - Prepare site plans at 1"=20' scale showing building location. access roads. parking, traffic routes and circulation, topography, survey control points, benchmarks, drainage, sidewalks, major on-site and off-site utilities, and clearing and grading requirements. Show points of connection to existing utilities with sizes. Show finished floor elevations and finish grades at the building. Where drainage facilities are to be provided, the size of the pipes, flow, and point of discharge shall be indicated by appropriate symbol or notes. All existing features to be demolished and/or salvaged shall be shown on a separate plan. b. Landscaping and Irrigation System- Landscape plans shall show the landscape character and how it relates to the adjacent properties. Compliance with BCDC approval shall be incorporated into the design. Irrigation plans shall show the areas of coverage. The City's arborist shall be contacted to assist in the selection of the plant material and irrigation system. c" Architectural - Floor Plans at 1/8' scale minimum shall show complete functional layout, building elevations, and sections sufficient to show building configurations, typical wall sections, room usage designations, finish schedule, materials, construction systems, ceiling heights, finished floor elevations, all critical dimensions, all columns, and all built-in equipment. -3-
