prior to submittal of final design . Applicant shall contact the Fire
Department for fire flow requirements, and then submit a written fire flow
test request to Engineering .
22 . Prior to issuance of any grading or encroachment permit, applicant shall
submit to City, and obtain approval of, an evaluation and report, prepared
by a licensed engineer, in conformance with the City's Engineering
Standards, demonstrating that the existing water main meets the domestic
and fire flow requirements in accordance with City Code Section 38.26
and the International Fire Code. If the existing water main is not sufficient
as determined by the City Engineer, applicant shall , as part of the Project,
construct and install new water mains sufficient to meet such
requirements, in accordance with the City's Engineering Standards and as
directed by the City Engineer. The existing water main in front of the
project site is a 6" main . While this water main size does not automatically
trigger a water main upgrade, an upgrade may be required if necessary to
support the project.
23 . Post-construction runoff into the storm drain shall not exceed pre-
construction runoff levels . The applicant's design professional shall
evaluate the project's impact to the City's storm drainage system and shall
substantiate their conclusions with drainage calculations to the satisfaction
of the City Engineer. The project shall be designed in conformance with
the Drainage Guidelines for Residential Development, found on the City's
website at: http://www.redwoodcity.org/bit/infrastructure/pdf/residential guidelines.pdf
24 . The plans indicate a connection to the City storm drain system via —470
linear feet of 12" storm drain main within Kentfield Avenue , connecting to
an existing 18" main in front of 1587 Kentfield . Prior to construction
document submittal , the applicant's design engineer shall prepare a storm
drain report, which shall include:
a . The capacity of the existing 18" storm drain main , including a study
of the entire drainage area contributing flow to this main , using the
rational method .
b . The additional stormwater flow expected from the project site, using
the rational method .
c. How the proposed storm drain main size was selected , considering
any potential future connections from other local properties.
If the report indicates that the existing 18" main is already at or over
capacity, additional on-site detention may be required of the project.
ATTY/RES0.3052/PC RESO TO ADOPT VESTING TENTATIVE MAP & PLANNED DEV PERMIT - LA PALMA
REV: 02-03-15 VR
