immediately adjacent to the north , are the Kentfield Manor Townhomes <br /> that was developed with 27-units on a 1 .83 acre site, and adjacent to the <br /> north of the Kentfield Manor Townhomes on , a 1 . 54 acre site , Kentfield <br /> Pacific, LLC was developed with 24 detached residential units ( 14 two- <br /> story detached single-family homes, a duplex, and eight attached <br /> townhomes). <br /> c. The design and proposed improvements are not likely to cause substantial <br /> environmental damage, or substantially and avoidably injure fish , wildlife <br /> or their habitat, or cause serious public health problems. <br /> The proposed design and proposed improvement would not cause <br /> substantial environmental damage, or substantially and avoidably injure <br /> fish , wildlife or their habitat, or cause serious public health problems, in <br /> that a Mitigated Negative Declaration has been prepared for the proposed <br /> project with mitigation measures to address any environmental or <br /> biological impacts. <br /> d . The design or improvements of the proposed subdivision will not conflict <br /> with essential public easements for access through , or use of, property <br /> within the proposed subdivision . <br /> The proposed design and improvements of the proposed subdivision will <br /> not conflict with essential public easements for access through , or use of, <br /> property within the proposed subdivision . Moreover, the proposed project <br /> would have a Public Access Easement (PAE) to provide public access to <br /> the project's subdivision lots and a Public Service Easement (PSE) to <br /> allow the City access to the proposed public water main for maintenance <br /> purposes. Additionally, a Public Use Easement ( PUE) would allow for the <br /> general public to utilize 1 ,245 square feet for the children 's playground <br /> and seating area . <br /> e . The reasons submitted for the granting of any exceptions applied for do <br /> not comply with requirements for findings described in Section 30 .69, and <br /> the tentative map is deemed not workable without the granting of such <br /> exceptions. <br /> The proposed vesting tentative map exceptions comply with the required <br /> findings as indicated for Section 30.69 below. Additionally, the vesting <br /> tentative map would not be workable , unless the private local road width <br /> were modified to achieve the proposed design and layout of the proposed <br /> La Palma project. <br /> f.
