225
RESOLUTION NO 7528 APPROVING AND ACCEPTING FINAL (PARCEL)
MAP OF PARK TERRACE SUBDIVISION, REDWOOD CITY, CALIFORNIA,
SUBJECT TO CERTAIN CONDITIONS; AND APPROVING AND AUTHOR-
IZING EXECUTION OF AGREEMENT FOR THE CONSTRUCTION OF
IMPROVEMENTS FOR SAID SUBDIVISION (PELLERIN)
The resolution was adopted unanimously by roll call vote
Public Hearing - Rezoning Application
((Mobil Oil Estates (Redwood) Limited)
continued from 12/8/75)
Mayor Weymouth declared open at 11 .25 p.m. the public hearing
on the application to amend the Zoning Map to rezone 80 4 acres
of property from TP (Tidal Plain) District to CB (Central
Business) District, 18 5 acres of property from TP District
to PO (Professional Office) District, and 7.4 acres of property
from TP District to R-2 (Residential-Duplex) District The
affidavit of publication and mailing were ordered filed.
Mr Fales introduced the subject and advised that Planning
Director Schroeter and members of his staff were present to
answer questions
Reference was made by Council to the excerpt from the Planning
Commission minutes of June 24, 1975, concerning the discussion
regarding the proposed zoning boundaries projecting over the
interior waterways, and the question of whether this would
cause any foreseeable problems.
Mr Schroeter referred to a slide drawing of the area, and
indicated that in their deliberations, the Commissioners con-
sidered whether the zoning should project over the waterways,
and ultimately decided to duplicate what was on the opposite
side The drawing now being shown was a modification of what
had been originally considered by the Planning Commission
During further discussion, it was noted that the extent of
the proposed commercial zoning would appear to be as much as
125 feet over the water, and this occurred simply in order to
match the zoning on the north side of the waterway, originally
done in 1969
Concern was expressed by the Council regarding the necessity
to protect the integrity of the waterways, which might be dif-
ficult if the zoning is permitted to extend beyond a definite
limit Mr Schricker advised that the City would have control
over development over the waterways, since they are subject
to easement in differing degrees, for example, for levee main-
tenance, and farther out, for recreation or where it is pri-
vately owned
Discussion continued with regard to defining the limits of the
proposed zoning adjacent to the waterways, such as toe of
slope, or high water line, etc.
Robert Saint, 872 Chesterton, spoke in opposition to the re-
zoning, stating that the public interest would be better
served if the Tidal Plain designation were retained.
-7-
Reg Mtg
12/15/75
